Ten miles west of the beach and less than two hours from Disney, Plantation Bay is an upscale neighborhood built around three golf courses. "The area is more affluent due to its high security and country club-style living," says Lancelot Lenard, a local Realtor of six years with Florida Homes Realty and Mortgage. Between the neighborhood's numerous golf courses, tennis courts, fitness center and pool, residents have countless recreational opportunities. However, these amenities are built within Plantation Bay's clubhouse complex, where memberships command top-dollar prices. Outside of being drawn here for the golfing opportunities, potential homebuyers appreciate that Plantation Bay affords multiple layers of security as all three entrances are gated and manned 24/7. This has naturally led to a lower CAP Index Crime Score than the national average, at 1 out of 10 versus 4 out of 10.
Golfers pay a premium in Plantation Bay
Plantation Bay's clubhouse initiation fees range from $40,000 to $2,700, while annual dues are also in the thousands. Different membership tiers meet people at their engagement level. While some want access to everything — including all three golf courses — others would rather hit the tennis courts, lounge at the pool, head to the spa or simply attend social events at a lower rate. When locals want to hike or boat, they can travel around 6 miles east. Bulow Creek State Park trails wind through forested areas springing with some of the oldest oaks in Florida, including the 400-year-old Fairchild Oak. Meanwhile, Tomoka State Park offers more wooded trails along the Halifax River and a boat ramp for launching into the water. There are various islands along the river, including the famous Disappearing Island, which does, in fact, disappear with the tides. "Everyone anchors up, and people hang out and play island games. There's sometimes food boats and ice cream boats that float around for the kids," says Tim Harper, a local Realtor of Mainsail Real Estate who's sold homes in the area for 10 years. Tomoka Boat Club is also within 6 miles, with a marina for boat storage.

Bingo nights at Plantation Bay's clubhouses
Community events happen at the clubhouses, according to Lenard, which of course requires some level of membership, if only a social one. Year-round bingo nights, “jazz brunches,” karaoke and meatloaf nights are all on the roster. The surrounding area also has a wide range of festivities to take part in. Cinema fans gather at Rockefeller Gardens in Ormond Beach from July to December for the free Movies on the Halifax event. And Canal Street has been hosting IMAGES: A Festival of the Arts for the past 50 years, which always features an array of creative vendors.
Plantation Bay has plenty of other activities if golf isn't your thing.

Hyperlocal shopping between Canal Street and Flagler Avenue
Giuseppe's NY Pizza and Pasta Express within a mile of the northernmost fairways for a postgame meal when locals don't want to dine at the country club. For groceries, Publix is around 4 miles away at Halifax Plantation Village, where there are several more restaurants, from Breakfast Station for a low-key spot to grab eggs on toast to Thai Elephant Ormond Beach, satisfying drunken noodle cravings. Target and T.J Maxx are around 10 miles north.
Custom-built estates on fairways in Plantation Bay
Neighborhood streets in Plantation Bay curve around ponds, lakes, forested areas and fairways. Most properties were built from the early 1990s to the 2010s in traditional styles with tiled roofs and stucco exteriors painted in earth tones and pastels. Single-family resale homes backing up to wooded areas and overlooking waterways typically range from the low $400,000s to the mid $600,000s. However, custom-built estates on fairways, range from the $800,000s to well over $1 million. "There are some big mansions here, but they don't always come on the market," Lenard says. Some of these properties were built within the last few years, and fetch upwards of $3 million dollars. The neighborhood's small selection of townhouses is the most affordable gateway to the area, ranging from the low to high $300,000s. Ormond Beach is prone to flooding and the last major hurricane was Ian in 2022.
Plantation Bay is only 20 minutes from beautiful Flagler Beach.

It's just a few hours to Disney World
People take long walks throughout the neighborhood but can only travel by golf cart if they have a membership to the fairway, according to Lenard. General commuting happens by car, and Interstate 95 runs along the neighborhood's eastern side and flows south to Interstate 4. AdventHealth Daytona Beach, offering emergency and specialty care services, is within 10 miles following the highway. Daytona Beach International Airport is around 20 miles south. Disney World is less than 90 miles away, or around an hour and a half drive, making visiting within a day or a weekend possible.
Commuters in Plantation Bay only need to travel a few blocks to use I-95.
Plantation Bay residents can use I-95 to connect with I-4 and get to Orlando.

Students attend Flagler and Volusia County public schools
Plantation Bay is in two different counties, Flagler and Volusia, leading students to attend two different school districts. Those living in the northern section attend Belle Terre Elementary School, Buddy Taylor Middle School and Flagler-Palm Coast High School within the Flagler County Public Schools district. The elementary and high schools earn B-plus ratings on Niche, while the middle school scores a B. Students living farther south attend Volusia County School District, beginning at the B-plus rated Pathways Elementary School and B-rated Ormond Beach Middle School. Seabreeze High School also earns a B and is known for its Allied Health Academy, which teaches students planning on entering the healthcare field real-world medical skills.
