Neighborly lakeside community
In the woodsy southeast region of Skagit County sits tranquil Lake Cavanaugh. What this neighborhood lacks in shopping and dining conveniences, it makes up for in peaceful lake views. This is the type of community where locals know the mail lady and the garbage man. “There are 504 homes and approximately 115 full-time residents, and I am one of them,” says Larita Humble, former Lake Cavanaugh Improvement Association President and current member of the Public Relations & Welcome Committee. “One of my favorite things about living here is that we know many people around the lake. If I needed to borrow a cup of sugar, I’d just call a friend across the lake instead of going into town. Whereas when I lived in town, I couldn’t do that.”
Centered around nature
The 844-acre lake is the physical and social center of the neighborhood. Lake Cavanaugh also has “extremely beautiful mountain views – absolutely breathtaking. But it’s more so [an area for] fishing and boating than hiking,” Laura Kaestner, broker associate with Re/Max Gateway with 10 years’ experience. Largemouth bass and coastal cutthroat trout call this lake home, among other species. The boat launch is open to the public, allowing for waterskiing and power boating, which take place mostly during the summer and on the weekends. Locals care about the natural landscape beyond the lake, as many are a part of The Lake Cavanaugh Trust, which has taken a stance against logging on nearby Frailey Mountain.
Cabins on the lake
With no major roads near or within the neighborhood, Lake Cavanaugh has a quiet streetscape. In this heavily wooded community, all homes have lake views; the vast majority are cabins right on the shore with private docks. Prices range from $505,000 for a one-bedroom to about $1.1 million for a three-story home. Lake Cavanaugh does not have an HOA.
Annual neighborhood events
Many residents choose to give back to their community by joining the volunteer fire department or the Lake Cavanaugh Improvement Association (LCIA). The LCIA organizes events like the Once Around the Lake Fun Run, a self-timed race around Lake Cavanaugh every August that benefits the volunteer fire department. And for the past 40 years, the Lake Cavanaugh Fun Fest has entertained the community over Labor Day weekend with events like a fishing derby, a dance party and friendly pickleball competition.
Planning a dinner outing
For shopping and dining outings, people typically go to Mt. Vernon, Burlington, Marysville or Arlington. In Arlington, about 19 miles south, there is a “beautiful five-star restaurant called Bistro San Martín – it’s screaming delicious!” Humble says. “Better than any restaurant in downtown Seattle or anywhere! They have different fare, always with a lovely presentation.” About 25 miles northwest in Burlington, Train Wreck Bar & Grill is a tavern that also serves breakfast. Grocery options include a Safeway in Arlington, about 20 miles south. Bellingham International Airport is about 52 miles northwest and Cascade Valley Hospital is about 20 miles south.
Schools in nearby towns
All schools are outside the neighborhood. Big Lake Elementary, rated B-minus on Niche serves kindergarten through Grade 6 and is located about 15 miles northwest in Big Lake. Students attending Cascade Middle, rated C-plus, and Sedro-Woolley Senior High School, rated B-minus, commute about 9 miles north to Sedro-Woolley. Starting as early as ninth grade, high school students can take college classes offered by Skagit Valley College and Central Washington University without needing to leave the campus.
Driving around the lake safely
Shore Drive circles the entire lake. However, a small part of the paved road has eroded away, causing 685 feet of it to be closed off. "But there are not any homes on that stretch. I am currently working with the county to try to get it opened back up again," Humble says. Residents can still get in and out of their homes and the neighborhood, “But you have to go around [the lake] in a U-shape," Humble says. And in the winter, snowplows on Shore Drive ensure residents can get in and out safely.
