The neighborhood is flat, with yards shaded by old-growth trees. "Homes sell quickly in this neighborhood," Shookman says. The homes were built in the 1960s and '70s with wood, vinyl and brick exteriors. Most homes are about 30 feet off the road and do not have front porches. Many backyards have fences and patios, while some even have in-ground pools. Almost all the houses have attached garages. The neighborhood is almost entirely made up of ranch-style homes priced from $170,000 to $400,000. "There's a very low turnover," Shookman says. "The families that have had these older homes since the '60s and '70s often haven't updated them, so the new generations have a good opportunity to buy and revitalize them. It's a great investment." Some homebuyers must purchase FEMA flood insurance since parts of the neighborhood sit on a flood plain. Children can walk to the A-minus, Niche-rated Tamarack Elementary School on the neighborhood's south end. The B-minus Niche-rated Owensboro Middle School is on the neighborhood's north end and within walking distance of most residents. Less than a mile north of Wesleyan-Shawnee, Owensboro High School has a B-plus Niche rating and a 93% graduation rate. The high school's fine arts program was awarded The Kennedy Center Award for Excellence in 2016 for outstanding work in providing "Every Art for Every Student." Students can specialize in disciplines like music, art, dance or drama. Kentucky Wesleyan College is in the center of the neighborhood. The private Methodist College has a 55-acre campus with roughly 785 students. Owensboro Health Regional Hospital is 5 miles northeast of the neighborhood via Frederica Street and West 4th Street. Owensboro is sought after for its central access to major cities. Louisville, home to the nearest international airport, is 106 miles northeast of Owensboro via U.S. Route 231 and Interstate 64. Nashville is 133 miles south of Owensboro via interstates 165 and 65. Interstate 64 takes residents 206 miles northwest to St. Louis.
