Yelvington is a Rural Service Area, or an A-R Rural Agriculture Zone. This means urban development is restricted to protect agricultural land use. While not all homes have farmland attached to their properties, this zoning means lots are expansive. Front and back yards are large, offering plenty of space for sheds, gardens and mature trees. Neighbors are also very spread out from one another because of the natural feature that takes up most of the community's center. "Probably the biggest and best thing about Yelvington is that it has the Carpenter and Kingfisher lakes," says Niehaus. "They're fishing lakes, and people like to live on water." Ranch-style homes, bungalows, lakehouses and the occasional Cape Cod or log cabin-style home are all over the neighborhood. At the base of the neighborhood is also a small mobile home and RV park. Prices vary depending on a property's square footage, acreage and renovation level. Many homes fall within the $120,000 to $350,000 range, but multiple houses sell in the $500,000 to $930,000 range.Shooting ranges and Indiana beaches
Outside Carpenter and Kingfisher Lakes, the closest outdoor recreational areas are a few miles from Yelvington. Less than 4 miles south is The Mattingly Target Shooting Range, formerly the Daviess County Gun Club. Yellow Creek Park is 5 miles south in Thruston, a neighboring unincorporated community. The park has diverse facilities, including hiking trails, playgrounds, picnic shelters and pickleball courts. It's also home to Romp Music Festival, a massive multi-day bluegrass festival that happens each June. Seven miles north are Millenium Park and Chapman Park. Millenium is a little nook with sprawling views of the Ohio River, while Chapman is a traditional city park with a playground and occasional community events. Locals head to Rocky Side Park in Indiana, less than 10 miles away, for a beach day on the river.Daviess County High offers Empower U
Children living in Yelvington attend East View Elementary School, which Niche rates a B-minus. Daviess County Middle School has an A-minus rating, and Niche considers it the fifth-best public middle school in the Evansville Area. Yelvington is heavily rural, so locals are entirely car-dependent. Kentucky State Route 405 is the neighborhood's primary route over Carpenter and Kingfisher Lakes and through the neighborhood. It connects to Maceo and moves toward Highway 60 in about 3 miles. Highway 60 leads straight into Owensboro and connects with Highway 231, which passes over the Ohio River into Indiana. The community's only non-residential feature is the Yelvington Fire Department. Locals must travel outside the neighborhood for stores, restaurants and entertainment, but Niehaus says, "You're really only 15 minutes from town. It's not like you're going to have to drive an hour to find a restaurant or a doctor or a gas station." Some of the closest restaurants are across the Ohio River in Indiana about 9 miles away. Los Panchos Mexican Grill serves Latin American classics, while Darlena's Lincolnland Restaurant humorously celebrates the 16th president with all-American breakfast platters. Tre'Vione's may have a grungy interior, but its extensive menu of Louisiana classics, like fried crawfish and jambalaya, is all Southern comfort. Back on the Kentucky side, locals are 2 miles east of a Dollar General and 7 miles south of a Crossroads IGA for groceries. A couple of pizza shops are 5 miles south, but the closest restaurant hub is about 10 miles south along Kentucky State Route 54. Closer to home, Niehaus says the casino being built in Maceo will be the biggest and brightest spot the town has to offer its residents and surrounding communities. The casino's completion date is expected around early 2025.
