A convenient, family-friendly neighborhood
East Village in Oxnard, California, stands out as a residential pocket where community charm and coastal influences unite. The neighborhood, whose boundaries remain distinct from the urban core of Oxnard, offers an inviting blend of family-friendly comfort and coastal tranquility. This is a residential neighborhood through and through; with the exception of St. John’s Regional Medical Center in the neighborhood’s northwest corner, the neighborhood is strictly homes. That residential quality lends a palpable sense of community to East Village. It is a neighborhood where neighbors know one another, kids play in front yards and families stroll the tree-lined sidewalks. And residents are drawn here for that lifestyle, paired with the convenience of living less than 3 miles from downtown Oxnard and less than 60 miles from downtown Los Angeles. “East Village is right at the corner of Highways 1 and 101, making it arguably the most convenient neighborhood in Oxnard,” says local Realtor Jason Walters, who has been representing real estate transactions in the area for more than two decades.
Fun in the warm California sun
Part of the convenience of the neighborhood lies in the fact that is 6 miles from Oxnard State Beach, where beachgoers can soak up the sun, surf or fish. Oxnard State Beach Park has a playground, walking path and picnic areas, and the nearby Neptune Square Park just a short walk up the beach has both volleyball and basketball courts, as well as a playground. When the day calls for a trip to the park – and school is not in session – East Village Park is located within the neighborhood, offering visitors access to a playground, picnic tables, a running track and outdoor fitness stations. As the park is adjacent to the local elementary school, it is not open to the public during school hours.
Mediterranean-style homes
As is typical with much of the California coast, homes in East Village are traditionally Mediterranean style, with terra cotta roofs and stucco exteriors. There are plenty of nuanced interpretations of that style in the neighborhood, however, so buyers won’t find any sort of cookie-cutter atmosphere here. The median price of real estate in the neighborhood is $760,000, and buyers should expect to pay an average of $448 per square foot. A two-story Mediterranean-style with contemporary flair can sell for $639,000, and prices can go up to $850,000 for a more traditional Mediterranean-style home with four bedrooms and three bathrooms. Homes in East Village typically go under contract within two weeks of listing – and they typically sell for over the asking price with multiple offers – so buyers need to be prepared to act quickly.
One-stop shopping and superb dining
Because East Village is almost exclusively residential, those living in the neighborhood do need to travel for shopping and dining, but they don’t have to go too far. “On top of its great location, even though the neighborhood itself is pretty quiet, if you go up just a couple of blocks, there’s a ton of shopping and restaurants. It's a very comfortable place to live,” says Walters. Just across Gonzales Road, which serves as the neighborhood’s northern border, shoppers will find The Rose, a veritable one-stop shopping mall for just about everything residents might need. For groceries, there’s Vons. For other household necessities, there’s Walmart Supercenter. Other stores in The Rose include Hobby Lobby, Best Buy and Ross. A block north of The Rose is Sam’s Club for wholesale shopping opportunities, and Costco has a warehouse across Highway 101 next to The Marketplace at Oxnard shopping mall.
When residents here want to grab a bite to eat, they are close to plenty of options. The La Villa 805 food truck has, according to locals, the best tortas in town, not to mention a wide assortment of tacos, burritos and other Mexican specialties for breakfast, lunch or early dinner. Fresh fish and Hawaiian poke bowls are the specialty of the house at Kanaloa Kitchen. For more upscale fare, Tierra Sur at Herzog Winery is a three-course dining experience, with expertly crafted meals paired with award-winning Herzog wines.
Get to the kids to school
Students in East Village are served by the Rio Elementary School District, which earns an overall rating of C from Niche, and the Oxnard Union High School District, which earns an overall rating of B-plus. Children can attend Rio Rosales Elementary, Rio Del Valle Middle and Pacifica High School. Both Rio Rosales and Rio Del Valle earn a C-minus from Niche and Pacifica earns a B. Students at Pacifica High School can take part in any of nearly 40 school-sponsored clubs, and they have the opportunity to play 21 different varsity-level sports. There are also multiple private schools in the area, including St. Augustine Academy, which earns an A-minus from Niche.
