Redwood’s midcentury homes and walkable streets offer a suburban vibe just 2 miles from Port Hueneme and less than 3 miles from Oxnard’s beachfront. The neighborhood’s main draw is its proximity to Port Hueneme. The entrance to its naval base and shipping port is an easy walk or drive down Ventura Road. “It’s a nice established neighborhood. There are a lot of folks that have been settled down here for a while,” says Realtor Xavier Flores with Keller Williams West Ventura County, who specializes in Oxnard and Ventura. The neighborhood maintains its quiet 1950s atmosphere with a central position in South Oxnard that puts residents less than 3 miles from Oxnard Beach and Port Hueneme Beach and 2 miles from downtown’s dining options.

Less than 3 miles from Oxnard Beach

The beach is a fundamental part of life here and is where residents spend much of their free time. The neighborhood sits at the northeast corner of Port Hueneme, making it a straight shot west to Oxnard Beach or south to Port Hueneme Beach. Both are less than 3 miles away. Oxnard Beach is usually the busiest and most popular spot, with a variety of activities beyond the sandy beachfront. The north side of the beach is home to ‘olol’koy Beach Park, which was chosen as the best beach on the West Coast in 2023 by the USA Today Readers’ Choice Travel Awards. Folks can enjoy the Pacific views while relaxing on the park’s spacious lawns or strolling on the walking path. The other nearby oceanfront is Port Hueneme Beach. There’s less going on here, so locals come to surf or relax on the beach without lots of foot traffic. Port Hueneme Pier is a popular fishing spot at the beach. When residents aren’t in the mood for a beach day, they can walk up J Street to Rudolph Beck Memorial Park, which has basketball courts, tennis courts and baseball and softball diamonds for spring ball.

1950s ranch-style homes

The neighborhood maintains its 1950s suburban aesthetic while sitting on the city grid just 2 miles from downtown. Sidewalks border the blocks, allowing residents to move about the neighborhood easily. Homes don’t have a lot of space in this layout, but small grassy front and backyards provide a bit of breathing room. “Back 10 to 15 years ago, you could find something here for half the price, but they’re still low by Southern California standards,” says Flores. Midcentury ranch-style homes are prominent in the neighborhood. Three-bedrooms start around $570,000, and four-bedrooms can cost about $750,000. There are a few larger options, such as two-story Mediterranean Revivals ranging from $800,000 to $880,000.

Attend Oxnard or Hueneme Elementary School District

Redwood rests on the line of two school districts. Kids north of Redwood Street may attend the Oxnard School District, which is graded a C-minus overall by Niche. They start at Kamala Elementary and move on to Dr. Manuel M. Lopez Academy, both graded a C-minus. Kids south of Redwood Street may attend the D-plus-rated Hueneme Elementary School District, starting at C-rated Sunkist Elementary. They continue at Green Junior High, graded a C-minus. The divide doesn’t affect high schoolers, as they are all a part of the Oxnard Union High School District, graded a B-plus overall. They may attend Hueneme High, which earns a B-minus for its supportive College and Career Center. The center helps students navigate their future goals with a career-focused curriculum. It also allows students to meet with counselors from nearby Oxnard College to discuss enrollment and potential majors.

Essential shopping a mile away

A wider array of shopping and dining can be found a few miles north, but basic groceries and goods are only a mile east at Centerpoint Mall. The mall has a Walmart and Superior Grocers where folks can get essentials. Residents can walk to a few spots in the neighborhood for a convenient bite. Little Tony’s is where locals go for comforting Italian fare. Next door, Weinerschnitzel is a cult regional fast-food chain known for its hot dog combos with a selection of toppings. The Hueneme Bay Center, on the north side across Channel Islands Boulevard, has a couple more eateries, like Jalisco’s Mexican and Sushi Ichiban. Residents can also head a couple of miles north to Downtown Oxnard, which has a selection of Southern California taco shops. Retail shopping is 6 miles north at the Collection at Riverpark, the city’s largest shopping center.

Farmers markets and food trucks downtown

Redwood has a quiet residential atmosphere, so residents visit Plaza Park in Downtown Oxnard for events. The Downtown Oxnard Farmers Market is a weekly staple held every Thursday. It shows off the best of Oxnard’s produce grown in the farm fields outside of the city. The First Thursdays Food Trucks event, held on the first Thursday of every month, brings together food trucks from all over Ventura County for folks to sample.

Two miles from Port Hueneme

The two-mile commute to Port Hueneme is one of the main reasons folks choose Redwood. From this distance, residents can comfortably walk, drive or take the bus to work. Military Personnel might also commute to Point Mugu Naval Air Station, 8 miles south on the Pacific Coast Highway. Route 101 is 6 miles away on the north side of Oxnard for longer drives down the coast. It’s a 25-mile drive south to Thousand Oaks and a 64-mile drive to Downtown Los Angeles. The drive to LA can take over 2 hours with heavy traffic, so folks who wish to avoid the drive can take a 2-hour train from Oxnard Transit Center to Downtown LA.
