Up-and-coming exurb close to Pensacola's major employers
The up-and-coming community of Pace has grown by more than 20 percent since 2020. Locals say the rapid growth has a lot to do with location. “It’s an area right smack dead in the middle of Pensacola and Milton, so it’s a nice alternative for families with parents working in different cities,” says Alan Trammell, Realtor with RE/MAX Infinity. Now home to 27,000 people, the unincorporated community sits near Escambia Bay, featuring new construction homes, ongoing commercial developments and convenient access to Pensacola’s major employers. Plus, Naval Air Stations Whiting Field and Pensacola are less than 25 miles away. Trammell, who also spent time in the military, raised his family in one of Pace’s many suburbs. “We have lots of people in the military here,” says the retired Marine.

New construction around Pace's rural, northside
Hundreds of new homes have been built in Pace over the last 10 years. “We’re running out of room in town,” Trammell says. “A lot of the new construction is expanding north into the rural, farming areas.” Throughout the city, suburban subdivisions feature houses mostly built between the 1990s and late 2010s. Despite their age, homes in Pace have a median sale price of about $340,000, nearly 20 percent below Florida’s median. Some custom builds with golf course views or multi-acre lots are more expensive, priced around $750,000.

Pensacola beaches, year-round golf and family-friendly parks
Pace offers access to some of Northwest Florida’s greatest attractions. Public boat ramps make it easy to explore Escambia Bay and its waterways. “In the summer, a lot of folks trailer their boats down to Pensacola Beach,” says Trammell. Stonebrook Golf Club has year-round leagues for all levels of play.
“We have a bunch of families with little kids around here,” Trammell says, pointing to the Santa Rosa Sports Plex and the West Florida Soccer Club. “If you go there on a Saturday, you’ll see tons of little kids playing on the fields.” Benny Russell Park recently underwent a $4 million renovation, revealing an inclusive playground, a splash pad and a fitness court. Oops Alley Family Entertainment Center, the local arcade and bowling alley, used to host the Saturday Flea Market, but the city’s growth called for changes. “It’s gotten so large they’ve had to move it to a bigger lot on Woodbine Road,” Trammell says.

Five Points is "the up-and-coming heart of Pace"
There are two main shopping and dining areas in Pace. On the community’s southeast side, Pea Ridge has all the typical restaurant franchises and stores like Target and Walmart. “The northwest side of town is the up-and-coming heart of Pace,” Trammell says. Referred to as Five Points, this area has new fast-food options, national retailers and a few local businesses. Trammell says these commercial developments are on-going. “I work over in Five Points, and it seems like there’s always something new opening up. A lot of the places aren’t even visible on google maps yet.”

Santa Rosa County Schools earn an A-minus on Niche
Pace is part of the Santa Rosa County School District, which earns an overall A-minus on Niche. With multiple programs designed to help military-connected students, Santa Rosa County is recognized as a designated Purple Star District. In 2024, Pace High School’s Navy Junior ROTC unit finished third at the annual NAVY Nationals Athletic, Academic and Drill competition.

New highway infrastructure to accommodate a growing population
U.S. Route 90 is the only major highway that passes through Pace. Driving south, it crosses the Escambia River and leads to Downtown Pensacola in about 15 miles. The Pensacola International Airport offers direct flights to over 20 U.S. cities.
Pace’s growth over the last decade has increased traffic throughout the area, particularly at the intersection of Woodbine Road and U.S. Route 90. In 2024, the city began the first phase in a three-part construction project to help mitigate congestion during rush hour.

Pace’s position along Florida’s Panhandle makes it especially vulnerable to hurricanes and coastal flooding. Recent crime data for the area is not readily available.
