You can also find modern ramblers for around $480,000 to $535,000. Depending on the size of your lot, some homes near Lakeland South are great for raising chickens with the rolling hills and wooded areas nearby. Properties near Trout Lake are hard to find on the market but are stunning with their floor-to-ceiling windows that let you see the waterfront view uninterrupted.
Families living in Jovita Heights can send their children to Federal Way Public Schools. Lakeland Elementary School has a C-plus grade on Niche and an elementary track and field program that students can participate in. Sequoyah Middle School has a C grade and is ranked No. 5 for Most Diverse Public Middle Schools in Washington. From there, your child can attend Fife High School. Its B-plus Niche grade, above-average test scores and 94% graduation rate speak to its students’ educational success.
If you’re the sporty type, spend your weekends at South County Ballfields. With five grass baseball and softball fields, it’s one of the largest ballfield complexes in the area. Practice your pitch on the mound or take a walk on the perimeter trail. There’s even a playground for little ones if the whole family comes. When you want a more relaxing outdoor activity to do, Trout Lake is a great place to spend a few hours fishing for rainbow trout and largemouth bass. Shoreline access is a bit limited, but anyone can use the Trout Lake boat launch to get out on the water.
While Jovita Heights is a largely residential area, you won’t have to travel far for shopping. The neighborhood is located right by Interstates 167 and 18, giving you the chance to hop on and drive anywhere. Outlet Collection Mall is an indoor shopping mall three-to-four miles east past the major interstate intersection. Find your retail therapy with name brands like Nike and Famous Footwear and department stores like Coastal Farm & Ranch. The mall is surrounded by additional stores and entertainment options. Catch the latest movie release at Regal Cinemas or get your energy out at Big Air Trampoline Park. Major chain restaurants and a few local ones can be found all along the perimeter. Pho J is a Vietnamese restaurant in a strip mall nearby that serves savory pho and curry bowls. For something a little closer to home, Jack’s BBQ & Steakhouse specializes in Central Texas barbeque platters that can come with all the “fixin’s” (pickles and jalapenos).
Only 25 miles from Seattle and 13 from Tacoma, Jovita Heights is a great neighborhood to settle down in when you want to be close enough to a city for its amenities without giving up much-needed space.
