Cost of living in Pacoima

Pacoima’s median sale price is around $700,000, which is well below the citywide median. The majority of properties are single-family homes that were built from the mid-1950s through the 1990s, and many have remained in the same families for decades. Over the years, many owners have made updates, and some have added accessory dwelling units to generate rental income or make space for relatives. “People want to be close to their families,” says Jerry Ascencio Jr., an associate broker with Mission Real Estate.

Fixer-uppers typically sell from the mid-$400,000s to the upper $500,000s. Most home sales range from the low $600,000s to the low $900,000s, although houses with ADUs usually top out at just over $1 million. The area also has a smaller selection of condos, with units usually selling from the high $200,000s to the mid-$500,000s.

A choice of private, charter and public schools in Pacoima

Pacoima is part of the highly rated Los Angeles Unified School District. Some kids go to Haddon Avenue STEAM Academy & Magnet, where the performing arts offerings include a mariachi class. Families can also apply to area charter schools, such as Bert Corona Charter High School. In addition, there are private options like Guardian Angel Catholic School, which serves students from preschool through eighth grade.

Commuting from Pacoima

The area is fairly walkable and bikeable for local errands. Multiple bus lines serve the community as well, and there are Metrolink stations in neighboring Sun Valley. Many residents rely on cars for daily travel, however. Drivers have convenient access to multiple freeways, including interstates 5 and 210. Burbank is roughly 10 miles away, and the commute usually takes between 20 and 45 minutes during rush hour. North Hollywood is a similar distance and travel time.

Pacoima is also home to Whiteman Airport, a small airfield that is used for airplane storage, flight training and a variety of other purposes. While it offers educational opportunities for residents, the air traffic contributes to noise. To limit overnight disruptions, flights are not scheduled between 10 p.m. and 6 a.m.

Pacoima's active calendar of events

Pacoima hosts community gatherings throughout the year, from weekly markets to annual holiday celebrations. Some notable ones are:

  • El Nido Farmers Market, which takes place on Saturdays along Glenoaks Boulevard
  • Dia de los Muertos Festival, a street fair at Pacoima City Hall with altars and a Catrina contest
  • Pacoima Christmas Parade, complete with local marching bands, classic cars and a visit from Santa Claus
  • Whiteman Community Aviation Family Festival, an event at Whiteman Airport where young people can learn about careers in aviation

Community parks, plus access to the Hanson Dam Recreation Area

Within Pacoima, there are several green spaces, including Roger Jessup Park, which has picnic tables, a playground and a community garden. For an art-filled outing, you can take a walk along Van Nuys Boulevard’s Mural Mile, where murals pay tribute to both past and current Pacoima residents, such as actor Danny Trejo.

You're also close to Hansen Dam Recreation Area, a nearly 1,500-acre park with a lake for boating and fishing, a separate swimming lake and miles of multiuse trails. There’s even an equestrian center that offers horseback riding lessons, and the grounds also include sports fields, picnic areas and a golf course.

Local restaurants and convenient shopping in Pacoima

The community has a mix of small, independent shops and big-box retailers. “There’s a Costco and Lowe's, and that allows people not to have to go out of the area to shop,” Ascencio says. The dining scene includes several longtime favorites, and Lenchita’s is a top pick for many residents, Ascencio says. “There’s a really popular breakfast spot, Myke’s Cafe,” he adds. “You’ll see a lot of people there.” You can also enjoy Salvadoran fare at Pupuseria Cuzcatlan and Mexican classics like huaraches and menudo at La Cocinita.
