Paducah homebuyers often seek out River Oaks' mid-century homes when they are either starting up or winding down their lives. "It's a good neighborhood for someone trying to downsize and retire," says Realtor Marc Williams, who sells homes in River Oaks with Elite Realty. "Since it's very affordable, it's also a good place for young couples to get started." Three miles from the downtown, the neighborhood's median single-family home price is roughly $65,000 less than Paducah's overall median. Young couples also appreciate that the neighborhood is within 2 miles of three public schools.

Children walk less than a mile south to Clark Elementary, which has a B-plus Niche. Paducah Middle School has a C-plus Niche rating and is about a mile south of River Oaks. Paducah Tilghman High School is less than 2 miles southeast of the neighborhood. It has a B-plus Niche rating and an 83% graduation rate. The high school's Work-Based Learning Program allows students to apprentice for professionals in fields like medicine, the culinary arts and graphic design. The Paducah Area Technology Center is next door and offers carpentry, welding, auto tech, auto body and health sciences education to all Paducah students.

The northeast corner of the residential blocks has a cluster of apartments. The telephone lines that hang over the streets and the noisy trains that pass along the neighborhood's western border discourage some potential homebuyers from moving in.

Multiple dining options are within walking distance. Strickland's Seafood Restaurant is on the neighborhood's east side. The family-owned restaurant serves surf and turf dishes and has a happy hour every afternoon from 2 to 6 p.m. On River Oaks' southeast end, Pizza by the Pound has a 1950s-themed interior where gourmet sandwiches and pizza are served with draft beer. Midtown Market sells groceries less than a mile southeast of the neighborhood.

Bob Noble Park and Paxton Park Golf Course
Bob Noble Park is 2 miles east of River Oaks. The 134-acre green space has a lake with a fishing pier, a swimming pool, baseball fields, two playgrounds and a skatepark. For an afternoon on the fairways, Paxton Park Golf Course is about 3 miles south of River Oaks. Local businesses host multiple tournaments yearly at the 18-hole public course, and kids participate in the course's PGA Junior League Program, which involves professional coaching and youth tournaments.
