Living near these small lakes shapes the culture here. “A lot of people invite their kids or neighbors over to barbeques in their backyards and watch football by the water,” says Victor Cruz, a broker with Miami Home Brokers Realty, who has sold homes in the area. Some homes feature docks, and many residents here can take a short walk from their backyards to the lake to jet ski without ever having to hop into their cars. Cruz says, “People here take great pride in home ownership. Lawns here are well-manicured, and many love to decorate for the holidays.” The neighborhood park Norman and Jean Reach Park offers local kids a place to practice their sports, and the nearby Country Club of Miami makes Palm Springs North golfers just a short drive away from celebrity-visited greens. Right off Interstate 75 and home to small mom-and-pop shops like Costa Peruana and a couple of shopping centers, this community offers locals here well-connected suburban living near Miami.
Ranch-style dwellings and Spanish-style homes
Ranch-style dwellings and Spanish-style properties line streets that often spread into cul-de-sacs. These Spanish-inspired homes commonly have tall, vaulted ceilings, tiled roofs and arched doorways, which are common in Florida neighborhoods. Prices here typically range from around $450,000 for some ranch-style dwellings to $1.4 million for a larger property. Palm Springs North is filled with subdivisions, and while some have HOA requirements, many do not. Some houses sit around one of the three lakes in the community, offering residents waterfront views and docks so people here can spend a day boating without ever having to leave their yards. Boat and RV parking is common in the area, and many properties here feature circular driveways. Front yards are often small, and while some locals here choose grassy lawns, many others opt for mainly brick or stone front yards. Some residents enjoy pools in their backyards. Palm trees and sidewalks often line the streets here, creating a walkable feel to the area. The community is known for being safe, as it receives a CAP index score of 2.

Miami-Dade County Public School District
Children here can enroll in the Miami-Dade County Public School District, which has a student-teacher ratio of 24-to-1 and is ranked as the best school district in the Miami area. They can attend Palm Springs North Elementary, which received a B-plus rating from Niche and offers a gifted program. Lawton Chiles Middle earns a B-minus and Hialeah-Miami Lakes Senior High earns a B. Alternatively, students can apply to enroll in Mater Lakes Academy for middle and high school. The middle school received a B-plus rating and is ranked as the No. 49 Niche Standout school in Florida, while the high school received an A-minus rating and is ranked as the No. 12 charter high school in the Miami area. The academy features career pathways in science and art fields and offers 18 sports, including water polo. It also features a college preparatory pathway, and 96% of its graduates are college-bound.

Community parks and the nearby Country Club of Miami
On the east side of the community and tucked behind the grounds of Palm Springs North Elementary School is Norman and Jean Reach Park, which offers locals a place to have a shaded picnic with friends or cool off in the pool that started to be renovated in December 2023. Children can enroll in the Palm Springs North Athletic Association, which often hosts its practices and games at the park’s fields. Just north of the community, Country Lake Park visitors enjoy watching sunrises and sitting on the lake or taking a walk with a friend while trying to spot animals like cats, chickens and ducklings. Kids enjoy the ADA-accessible playground. Golfers will be just a 2-mile drive from the Country Club of Miami, which offers members two 18-hole golf courses on their rolling green grounds. This club has been a hotspot for celebrities, including Bing Crosby.

Coffee, local flavors and nearby shopping centers
Palm Springs North is home to several local spots like SmartBean Coffee House. Patrons here are greeted with jazz music and quotes from legendary singers like Ray Charles that decorate the cafe’s black walls. This establishment features printed latte art and traditional dishes with a Cuban twist, like beignets filled with guava and cheese. Next door, Nails and Wine is a popular spot for a self-care day. Just across the street, Costa Peruana’s mom-and-pop restaurant is known for its fresh ceviche and Peruvian flavors. While the community does not have any major grocery stores, locals can head to smaller convenience stores like Palm Food Store to grab quick essentials, and shopping centers just north and northeast of the community offer locals a place to buy groceries or peruse a wider selection of establishments. Residents can pick up groceries at Gardens Square’s Publix or head to the Country Club Shopping Center for a wide selection of eateries.

Commutes and major employers
Palm Springs North is a car-dependent area, but public transportation is available through the Miami-Dade Metrobus, which has several stops in the community. Locals here will be near some of Miami-Dade County’s biggest employers, like the University of Miami and Baptist Health of South Florida, both of which are around 18 miles away via state Route 826. Residents can take the same road to the nearby Palmetto General Hospital, which is around 4 miles away or the Miami International Airport, which is 16.5 miles away. State Route 826 also connects locals to nearby destinations like the City of Sunny Isles Beach, which is around 15 miles away. While locals here can enjoy a calmer lifestyle, downtown Miami’s many establishments and thriving nightlife are only an 18-mile drive away via state Route 826 and Interstate 95.
