As the late, great Jimmy Buffett said, "It's five o'clock somewhere," a phrase that embodies the vibrant, carefree community of Latitude Margaritaville. Recently created as a resort-style 55-plus community where Parrotheads can live in a slice of paradise, Latitude's amenities are unparalleled. "The community has a pool, tennis courts, pickleball courts, restaurants, and the second phase will have a Publix, restaurants, shops and a theater," says Realtor Linda Lee with Christie's International Emerald Coast. "There are just so many amenities here, and most residents are full-time, so they enjoy it all year." In addition to Latitude's rich common spaces, this ever-growing community offers brand new coastal-style homes that residents can buy turnkey or hand-select and custom build their dream home. It's a nearly self-sufficient area with no plans to stop growing any time soon.
Parrotheads can customize their new home
One of Latitude's most notable features is its collection of custom-built homes just a golf cart ride from community spaces. Latitude residences have classic coastal exteriors in bright, pastel colors and tidy yards. Some homes have screened-in porches or lanais with small pools. The community also prides itself on having energy-efficient homes that save water and decrease energy bills. Parrotheads don't have to worry much during storms either--each home has safety features like galvanized steel covers for doors and windows. While ready-to-move houses are available, residents can hand-select the site, size and features of their residence. There are five different collections available: the Conch Collection has six cottage floorplans, with prices between $305,000 and $335,000; the Caribbean Collection has seven villa floorplans priced between $350,000 and $385,000; the Beach, Island and Vista Collections offer single-family homes, with prices ranging from $425,000 and $1 million depending on square footage and upgrades added. The community often features move-in specials that bring down the overall mortgage cost. HOA fees range between $315 and $330 monthly, covering community maintenance and access to amenities and lifestyle programs.
Abundant outdoor resort-style amenities
Dozens of outdoor amenities are available for residents in Latitude's Town Square. Residents often congregate in Paradise Pool, a massive, resort-style pool with reservable cabanas and tiki huts, ample lounge seating and live music every evening. With the area's warm climate, the pool is busy nearly year-round. The community has a paved walking path that leads to a large park with a bocce ball court and lawn game area. There's also the Barkaritaville dog park, which has an attached grooming center. The path continues to the Fins Up! Fitness Center offers exercise equipment, group classes, an indoor pool and a hot tub. Behind the fitness center, there are basketball courts, tennis courts and designated pickleball courts. The walking path loops back around through the heart of Town Square and to a wooded walking trail that runs along the scenic woods and marshes along the Intracoastal Waterway. Residents who love the water can head to the Port of Indecision Kayak Launch, where they can kayak or canoe along the waterway. In the coming years, one of the developers, the St. Joe Company, plans on building a public marina nearby where residents can keep their boats in dry storage or wet slips. "You're also only 5 or 6 miles from Panama City Beach, so that proximity, paired with all the amenities the community offers, is what draws so many potential homebuyers," Lee says.
Residents gather at the Latitude Town Square for a Cheeseburger in Paradise
Latitude Town Square is the heart of the community, a short walk away from residences by golf cart. Live music buzzes from the square's bandshell or the Paradise Pool almost daily, creating a dance party atmosphere Jimmy Buffett would be proud of. The Latitude Bar and Chill Restaurant offers more than a cheeseburger in paradise, with a classic coastal menu offering fresh-caught seafood and an extensive drink list. The restaurant sits between the bandshell and the pool, so residents can easily grab a frosty beverage to sip on in the water or lounge on the patio to enjoy concerts from afar. When it is time to venture out, Panama City Beach is less than 10 miles away, offering Walmart, Target and other big box stores. These are located in Pier Park, a shopping center with dozens of retail shops, several department stores, restaurants and a movie theater. Panama City offers more dining, retail and entertainment, just about 25 miles away.
Life on One Particular Harbor
The car-dependent community's entrance sits on Highway 79, which runs south to Panama City and Highway 98 and north to Interstate 10. The community doesn't have public transportation, but Lee mentions that most residents get around by golf carts. "There will also be an onsite golf cart repair and sale area in phase two," Lee says. The closest hospitals are 20 miles away in Panama City--HCA Florida Gulf Coast and Ascension Sacred Heart Bay. However, developers are creating a medical campus adjacent to the community, and the Tallahassee Memorial Healthcare Urgent Care and Primary Care offices will open in 2025. Northwest Florida Beaches International Airport is just 6 miles from Latitude Margaritaville. The community has a one out of 10 CAP Index Crime Score, well below the national figure.
