The Emerald Coast is lauded for its sugar-white sand and radiant water. Beachgoers can relax under the sun or hit the water in a canoe, kayak or stand-up paddle board. The paved, 18-mile Timpoochee Trail follows 30A and connects the 16 coastal communities that line the road, giving homeowners the chance to bike or walk to other neighborhoods for shopping, dining and entertainment. Seacrest has an up-and-coming shopping and dining scene and easy access to shops and restaurants in Rosemary Beach and Alys Beach. Groceries are available at Seacrest Sundries, the local grocery store, as well as the weekly 30A Farmers’ Market in Rosemary Beach. Back in town, homeowners can head to Peddlers Pavilion for food and entertainment. Peddlers is a staple of the community and is the largest bike rental location on 30A, the main mode of transportation in the community and along the scenic corridor. One of Seacrest’s newest businesses is Beach and Brew on 30A, which has regional favorites on tap from local breweries like Idyll Hounds Brewing Company and Grayton Beer Company. The majority of Seacrest homeowners do not live there full-time and instead use their properties as second homes, vacation homes and short-term rentals. Classic Florida architecture reigns supreme in Seacrest, which can be seen in the wrap-around porches, white columns, pitched roofs and wood siding featured on most homes. Townhomes and condos can range from $500,000 to $1 million. Prices increase closer to the beach, ranging from $1 million to $4.75 million. Homes north of Scenic Highway 30A can range from $1 million to $6 million, while homes south of 30A that hug the coast can range from $6 million to nearly $18 million. "It's really interesting. You can have a property on the beach that's in the millions and the house across the street is half a million," Brown says. Beachfront estates that range from $8 million to $18 million often have anywhere from five to 10 bedrooms and an equal amount of bathrooms to maximize income as a short-term rental.A-minus schools in the Walton County School District
Kids can attend Dune Lakes Elementary School, graded A-minus by Niche, before heading to Emerald Coast Middle School, which also receives an A-minus. Teens can graduate from South Walton High School, another A-minus school with a career and technical education program that offers courses in nine different concentrations, giving students the opportunity to graduate with certificates in their chosen career field. Like all coastal communities, Seacrest is at risk of hurricanes and tropical storms. However, buildings constructed after 2003 must comply with the Florida building code, which is intended to improve structures' ability to withstand hurricanes and severe weather.
