East Papillion neighborhood close to schools and shopping

Close to schools, parks, shopping and sports complexes, Midtown Papillion North is in the center of one of Nebraska's sought-after cities. “People really want to live in Papillion,” says Derrick Blackmore, a Realtor with Nebraska Realty, adding he's seen demand surge since the city in 2007 first landed on a national magazine's list of best places to live, repeating the honor several more times. "Since then, of course, we’ve built more homes in the area, and the city has poured investment into community services.''
Homes in the neighborhood were typically built from the 1950s through the 1970s as Omaha expanded westward. As part of that growth, leaders planned adjacent retail and recreation areas to complement the new housing.

Midcentury modern homes in highly-rated Sarpy County

Midtown Papillion North is a midcentury modern neighborhood of about 280 homes, with a median price of $252,000. Blackmore says property taxes can be higher than in surrounding areas, but the net effect of lower prices can offset the difference. "The county has a reputation for using tax dollars wisely,'' he says. "You can see it in our local services, from fire to police, road improvements and our schools. They’re all top-notch and highly regarded.”

A price range of about $210,000 to $375,000 is typical across the neighborhood. Demand is high, Blackmore says, with most homes going to contract in less than two weeks. That's reflective of Sarpy County's position as one of Nebraska's fastest-growing communities.

Nearby parks and YMCA are all recently updated

The largest park in the neighborhood is Clarence Petersen Fields, with two baseball fields, a T-ball field and a playground. The Sarpy County YMCA has completed recent renovations, including swimming pool updates and a new fitness studio. Garden Street Park is a recently updated pocket park to which was added a climbing structure with two slides and rubberized matting. Large hardwood trees provide shade while benches welcome parents to relax. Papillion Creek and the West Papio Trail are on the southern border of the neighborhood and provide scenic walking, running and bicycling.

Highly rated Papillion-La Vista School District serves area students

Papillion-La Vista School District is graded A-minus by Niche and serves much of the city. Kids in Midtown Papillion North can attend Tara Heights Elementary which has an A-minus grade from Niche. It offers a prekindergarten program. Students can move on to B-plus graded La Vista Middle School for seventh and eighth grades. Papillion La Vista Senior High is A-minus graded by Niche. In 2023, the school added 20 classrooms, an expanded cafeteria and a new wing dedicated to STEM programs.

Omaha and Bellevue commutes

While there is no public transit in Papillion and most residents will drive to accomplish daily tasks, the Special Services Bus provides curb-to-curb transportation for elderly and disabled adults. The city of Bellevue and Offutt Air Force Base are 6 and 8 miles east respectively. Commuters to downtown Omaha will take Cornhusker Highway and U.S. Route 75 north for about 13 miles. Eppley Airfield, northeast of Omaha, is 16 miles away and the area’s closest commercial airport. The closest hospital, CHI Midlands, is 3 miles away.

Major retailers such as The Home Depot, Target and Family Fare Supermarket and fast food favorites Runza and Dairy Queen, are grouped along North Washington Street. Local eateries include The Papillion Taco Guy and Rendering Pit BBQ. For a casual night out, Jerzees Sports Bar and Texas Roadhouse are 2 miles south.

The Omaha Storm Chasers are 2024 champions

The neighborhood is less than 5 miles from Werner Park, home of Omaha's Triple-A baseball team, the Storm Chasers. As part of 75 minor--league baseball home games, the ballpark also hosts fireworks shows and offers fans such amenities as the Atlas Medstaff Autograph Bridge. The Kansas City Royals affiliate's season runs from late March through mid-September.
