Late 19th-century farmhouses and classic midcentury modern homes
Recent sales have ranged from $145,000 to $330,000 for ranch-style homes from the 1950s to the 1970s. Buyers will also find split levels, raised ranch-style homes, and extensively renovated farmhouses from 1875 to 1920 that sell for around $320,000. The vibe in the neighborhood is peaceful and welcoming. “Many people have lived here for 40 or 50 years, and plenty have sold their homes to their kids or grandkids,” says Blackmore. “There’s a lot of loyalty around here because the city just gets better and better.” Large trees provide shade along sidewalks, and flower gardens line driveways and property entrances. The neighborhood is anchored by two churches and two city parks. Lincoln Street to the north, Valley Road to the south and Polk Street to the west provide access to nearby neighborhoods, while South Washington Street is the main artery leading to downtown.

Recent bond issues have welcomed school renovations
Papillion-LaVista School District gets an A-minus from Niche. Trumble Park Elementary is close to most homes, allowing students to walk or bike to school. With a B grade from Niche, it’s notable for a student-teacher ratio of 14 to 1 and a preschool. Papillion Middle has a B-plus grade from Niche. LaVista South High is graded A-minus. In 2023, voters approved nearly $130 million in school bonds, aimed at capacity expansion and upgrades including a gym renovation and new science classrooms at Papillion Middle and auditorium renovations, new classrooms and athletics facilities at LaVista South. According to the school district, property owners will not see a tax increase for the 2023 bond because its debt payment schedule will match that of an expiring bond.

Commutes are short to Omaha and Bellevue
Most residents will drive to accomplish daily tasks as there is no public transit in Papillion. However, curb-to-curb transportation for elderly and disabled adults is provided by the Special Services Bus. The city of Bellevue and Offutt Air Force Base, two of the area’s largest employers, are 8 and 10 miles east, respectively. Via Interstate 80, commuters will reach downtown Omaha and four Fortune 500 companies in about 15 miles. Eppley Airfield is 20 miles northeast of the neighborhood and is the closest commercial airport.
Halleck Park is two blocks east and loaded with amenities
Halleck Park is the largest in Papillion and is within walking distance of the neighborhood. “It’s certainly the best park in the city for its size and beauty, but the number of unique attractions is amazing,” says Blackmore. “It’s a huge selling point for buyers.” With more than 70 acres, its amenities include walking trails, a stocked fishing lake, sports courts, playgrounds, baseball fields and an arboretum. Papio Fun Park is all about kids, with a go-kart track, mini-golf and an arcade. Trumble Park is a quiet pocket park at the south end, with a recently updated playground.

A few local shops and Downtown Papillion
The neighborhood has a few local shops. The Beanery is a long-standing coffee shop with light breakfast and lunch offerings. Summer Sno sells snow cones and enjoys a busy business in summer. KB’s Food Shop is a convenience store and gas station. In downtown, the Papillion Farmers Market is held every Wednesday evening from mid-May through mid-August. It sells organic, free-range, and heirloom meats and produce from Nebraska farms. Retailers and art galleries include Kajoma’s Fashion Boutique and Monarch Makers.
