Homes move quickly, but families stay put in Northeast Papillion

A classic late-century neighborhood with about 1,500 homes, Northeast Papillion was designed close to suburban essentials, including parks, schools and shopping. “This is one of those well-loved neighborhoods with nice homes and good-sized yards, where you’ll see kids riding their bikes with friends after school,” says Ethan Brown, a Realtor with Better Homes & Garden Real Estate. “While new homes are right for some, buyers here want an established neighborhood with more than just houses. They want the parks, the bicycle trails and nearby schools.”
Brown says buyers here are looking for the right fit. “Whether I’m selling to military families, natives or people from out of state, folks who buy here want a family-friendly neighborhood in Papillion where they can feel welcome right away. With younger neighborhoods where everybody is new, you can miss that existing sense of community with people who’ve lived there for years.”

Mid- and late-century traditional home styles

Most homes in the neighborhood were built between 1960 and 1990, with mid- and late-century home styles. Ranch-style homes, split levels and New Traditional homes are common. Single-story ranch-style homes range from about $280,000 to $400,000, while split-levels and raised-ranch-style homes have recently sold from $230,000 to $335,000. New Traditionals can sell for as much as $445,000. Yards are roomy, with native hickory trees and extensive landscaping. Paved sidewalks and classic streetlights from the 1960s enhance visibility and lend a sense of security. “Homes are well-maintained here,” Brown says, “and buyers can see the pride of ownership from the minute they walk through the front door.”

Papillion-La Vista schools are highly rated in Nebraska

Niche gives Papillion-La Vista School District an A-minus grade, while the district is considered one of the best in the state. Hickory Hill Elementary, with a B-minus grade, is close to most homes, allowing students to walk or bike to school. Its outdoor education programs incorporate a nature trail and a school garden. A secure entrance, a new kitchen and major interior updates will be added in 2025. Students can move on to B-plus-graded La Vista Middle School for seventh and eighth grades. Niche gives Papillion La Vista Senior High an A-minus grade. In 2023, the school added 20 new classrooms and a wing dedicated to STEM programs.

Neighborhood parks offer playgrounds, fishing and paved trails

Hickory Estates Park sits in the middle of the neighborhood. The well-landscaped 6-acre refuge is peaceful with lush gardens and paved walking trails. Kids head to the recently updated playground and neighbors walk their dogs along trails or green fields. About half a mile west is Schwer Park. Its main attraction is a fishing lake with a walking trail that provides glimpses of geese, turtles and Great blue herons. A splash pad brings kids in the summer, while the playground sits next to a picnic shelter. Papillion Landing Community Recreation Center is the city’s newest recreation complex and it’s getting attention for its modern architecture and upscale amenities including a pool, hardwood sports courts, a fitness center and Pappy's Playground, all indoors.

Major highways provide easy access to Omaha and Bellevue

Interstate 80 is 4 miles north and the fastest route to downtown Omaha. The city of Bellevue is 7 miles east, while Offutt Air Force Base is about 12 miles east. Papillion neighborhoods are mostly car-dependent but the Special Services Bus provides curb-to-curb transportation for elderly and disabled adults. Eppley Airfield is 15 miles northeast and the area’s closest commercial airport. CHI Midlands Hospital is 3 miles south, but there are several urgent care clinics across Papillion.

Casual dining and big-box retailers

Residents will find fast food and national retailers on 72nd Street, including Five Guys, Chick-fil-A, Scooter’s Coffee and Walmart. Settlers Creek Shopping Mall has a Hobby Lobby, Sam’s Club, Aldi and several casual eateries. Target and Kohl’s are on either side of the neighborhood. Mexican and Latino restaurants, including El Vallarta and La Mesa, are nearby, while upscale shops and cafes welcome locals in downtown Papillion.

Triple-A baseball and the SumTur Amphitheater

Minor-league baseball, in the form of the Omaha Storm Chasers, is about 5 miles away at Werner Park. The Kansas City Royals' affiliated team plays 75 home games from March into September, often with extras such as fireworks shows and other promotions. The SumTur Amphitheater is a modern performing arts center with fixed and hillside seating for concerts, symphonies and theater performances that sell out fast in summer.
