A look at Tanterra’s master plan that prioritizes green space

Tanterra is a master-planned community in southern Parker that, at the start of 2026, was in the early stages of development. Upon completion, the neighborhood will have 50 acres dedicated to parks and an additional 286 acres to open space. The first homes will be available in the summer of 2026. There is no published completion date for the entire community’s buildout.

The outdoors and planned amenities shape Tanterra’s lifestyle

The neighborhood is part of Parker’s rapid expansion. “Buyers are drawn to Tanterra and the Parker area for a combination of lifestyle, location and long-term appeal. The community is planned to feature extensive open space, neighborhood parks and a central amenity area with a clubhouse, pool, playground and sports courts to support an active, outdoor-oriented lifestyle,” says Paul Peterson, chief operating officer of Richmond American Homes.

How builders are developing Tanterra to fit many lifestyles

Lennar, Trumark Homes and Richmond American all have collections planned for Tanterra. “With pricing starting in the $400,000s, Lennar’s Parkside collection Tanterra is a community of stylish and low-maintenance townhomes. With between two and three bedrooms and two and two and a half baths [...] All homes feature Lennar’s signature Everything’s Included program, where our most popular features and finishes are built into the base price of the home,” says Kim Oium, Lennar Colorado division president. “The homes are designed for anyone seeking a low-maintenance, amenity-rich lifestyle who appreciates quality construction and thoughtful design.” Lennar has not announced a projected competition date for its first townhouses.

Trumark’s plans include single-family homes ranging from one to two stories, priced from the lower $600,000s to the lower $800,000s. Trumark Homes’ first houses are expected to be complete in July 2026. “Richmond American Homes at Tanterra offers new-construction, single-family homes with a mix of ranch and two-story floor plans designed to fit a variety of lifestyles and needs,” Peterson says. “Each home is built with upgraded materials and innovative construction methods that enhance comfort, durability and long-term performance. Features such as panelized framing provide greater precision and quality control, while premium concrete and enhanced floor sheathing contribute to overall strength and reliability.” Richmond American Homes has not announced when its first single-family homes will be finished.

Locals find parks and access to the Cherry Creek Regional Trail nearby

Trailhead Park is the neighborhood’s primary green space, spanning 30 acres. Its design includes multilevel play areas, a community pool and a single-track bike trail. Additional outdoor activities are located about 10 minutes away at Rueter-Hess Reservoir, where there is an option to kayak, paddleboard and canoe. Catch-and-keep fishing begins at the reservoir in July. The drive to Stroh Soccer Park is about 10 minutes. In addition to grass fields and goals, the park includes a playground and a trailhead to the Cherry Creek Regional Trail that totals over 8 miles.

Tanterra is served by highly rated Douglas County schools

The neighborhood is within the attendance boundaries of several highly rated Douglas County schools, including Legacy Point Elementary School and Ponderosa High School. School choice in the district includes magnet schools and open enrollment. Acceptance is based on available seats; if there is no room, students may be added to waitlists or lotteries.

Where locals can go to shop, dine and enjoy the arts

King Soopers is about 8 minutes away in the Stroh Ranch neighborhood. It stands alongside Parker Pour House and several fast-food restaurant chains. Home Depot, Best Buy and Kohl’s are all clustered around CO-83, about 8 minutes away. Mainstreet in downtown Parker is home to local restaurants, such as Tailgate Tavern & Grill. There are also galleries and the Parker Arts, Culture and Events (PACE) Center, which together establish downtown as an arts destination. The PACE Center hosts ballets, high school theater performances and touring comedians.

Commute times from Tanterra, a car-dependent neighborhood

Tanterra offers easy commuting, with Colorado Highway 83 to the east and the toll road, Extension 470, to the north. The neighborhood is car-dependent, and several employment centers are within an hour's drive:

  • Denver Tech Center is about 20 minutes away.
  • Denver International Airport is nearly 30 minutes away.
  • Downtown Denver is approximately 45 minutes away.
