A small community tucked along the border of Parkersburg and Vienna, Beechwood pairs modest living with commercial opportunity. The neighborhood’s main artery connects to an inter-city economic hub called Grand Central Avenue — also known as the “Miracle Mile.” Along it are several commercial centers, including Grand Central Mall, a popular stop for shopping, dining and entertainment. A major draw is Beechwood’s proximity to several retail corridors. The community is around the corner from Grand Central Mall, one of the city’s most popular destinations. “The mall is a very hopping place,” says Joey Boggess, associate broker at Re/Max Properties of the Valley who’s sold in the area before. “They just added a new strip to the end of it with a bunch more stores, and the food court is always busy.” Lakeview Shopping Center and Park Shopping Center sandwich the neighborhood, offering stores like Plato’s Closet, Dollar Tree, Michael’s and Gabe’s. J & M Books and Play sells novels, tabletop games and escape room experiences, while The Rustic House Antique Mall gives secondhand items new life. A mix of national and local chain restaurants sit between stores, serving everything from Italian fare to Mexican classics. For groceries, residents are a mile from a Hometown Piggly Wiggly and a Walmart Supercenter.

Lower-priced homes ready for renovation
The neighborhood offers a blend of bungalows, American Foursquares, ranch-style homes, Cape Cods and Tudor cottages with steep, pointed roofs. A few streets have apartments and manufactured homes, and clusters of warehouses sit between Walnut and Poplar streets. Prices usually range between $65,000 and $170,000 depending on size and condition, although there are some renovated outliers between $200,000 and $250,000. Most properties have small grass lawns with short walkways. Porches, dense shrubs and fences add buffers between neighbors. Sidewalks are found intermittently throughout the neighborhood, and street parking is necessary since driveways and garages are rare.

Traffic patterns flow even with nearby commercial hubs
Beechwood experiences minimal traffic along residential streets, but Murdoch Avenue is occasionally congested with cars passing between Parkersburg and Vienna, especially near Grand Central Mall. West Virginia Avenue, Lakeview Drive and 31st Street are main thoroughfares because they connect to State Route 68, which crosses the river into Ohio. Public transportation is limited, but the Vienna and Emerson bus routes pass through the neighborhood. Camden Clark Medical Center is under 2 miles away, while the nearest airport is Mid-Ohio Valley Regional Airport, 9 miles away.
Van Devender Middle is within walking distance
Although West Virginia offers open enrollment, Beechwood is part of the Wood County School District. Most students attend Madison Elementary School, although others attend Emerson Elementary School. Both have B-plus ratings on Niche. Students integrate at the C-rated Van Devender Middle School, which is within walking distance, then transition to the B-rated Parkersburg High School. Niche ranked this historic school in the top 15 public high schools in West Virginia.
The West Virginia University Parkersburg School of Cosmetology and Esthetics is on Murdoch Avenue. The four-semester program awards an associate’s degree in cosmetology.

Beechwood has minimal green space, but the neighborhood is less than a mile from West Virginia University Medicine’s Health and Wellness Center. Worthington Golf Club and Parkersburg City Park are roughly 2 miles away. Waterways like the Ohio River and Little Pond Run are also nearby, offering spots to fish, kayak and admire nature. Little Pond Run can be prone to flooding, but floodwalls manage the Ohio River.
