Cypress Head offers private living close to parks and shopping centers
The Cypress Head neighborhood of Parkland contains several gated and private subdivisions, highlighted by the one that gives the area its name. The Cypress Head subdivision was the city’s first residential community in the late 1980s, with nearly 470 homes. Others sit to the east, as do parks and shopping centers that fill residents’ athletic, retail and food needs. “It’s like the Beverly Hills of Broward County,” says Maya Simhon-Chocron, a real estate broker with Exclusive Florida Real Estate, adding that the community offers “luxury country living” while sitting close to larger cities.
Prices of Mediterranean and Spanish Revival homes vary by subdivision
The area contains Mediterranean and Spanish Revival homes with orange and brown roofs and stucco exteriors. Houses west of Parkside Drive, in the Cypress Head and The Falls at Parkland subdivisions, often run from $760,000 to $2 million. Properties in eastern communities usually range from $550,000 to $1 million, though in Ternbridge homes can sell between $915,000 and $1.6 million. Simhon-Chocran says these prices are more expensive than in other parts of South Florida, but people are willing to pay them. “I sold one for $750,000,” Simhon-Chocron says. “If it was in Lake Worth [Beach], it might have been $600,000.”
Each subdivision carries its own HOA fees, Simhon-Chocron says, but Cypress Head’s are around $308 per month, paid quarterly. Many of these communities are active and have sidewalks. Yards are grassy and can feature large bushes near the home as well as small trees. Main roads are lined with taller trees, including palm trees. The neighborhood has a CAP Index Crime Score of 2 out of 10, below the national average of 4.
Marjory Stoneman Douglas High and other schools get top marks
Students are served by Broward County Public Schools. They can attend Riverglades Elementary School, which holds an A-minus Niche grade, as does Westglades Middle School. Marjory Stoneman Douglas High School offers extracurriculars like Project Moana, a group dedicated to keeping beaches clean and promoting ocean conservation, and an Architecture Club. It earns an A-plus score.
Florida has controlled open enrollment, letting students attend any public school that is not at capacity. The state’s Florida Tax Credit Scholarship Program creates an education savings account for eligible families, who are then sent money for private school tuition and other expenses. Nearby North Broward Preparatory School, a private prekindergarten through 12th-grade academy, holds an A-plus Niche rating.
Clay tennis courts, a public golf course and a nearby casino
The nearby Doris Davis Forman Wildlife Preserve lets visitors walk through pine woods and cypress wetlands. Terramar Park is a sports hub with baseball and softball diamonds, basketball courts, tennis and pickleball facilities and multi-purpose fields. It also has a playground. The Parkland Tennis Center at John H. Quigley Park has 12 clay tennis courts and a clubhouse; various membership options are available. A few miles away, Boca Dunes Golf and Country Club takes public tee times for its 18-hole course. Regal Magnolia Place, just over a 3-mile drive, shows the latest Hollywood films, while Seminole Casino Coconut Creek is less than 5 miles away.
Visit the Parkland Farmers' Market or have a flurry of fun at Snowfest
The Parkland Farmers’ Market is held near the community every other Sunday morning, November through April, at the Parkland Equestrian Center. The center also hosts Snowfest, an annual December event that brings flurries to Florida alongside food trucks, slides, craft vendors and live music. Halloween Fest, also at the center, is a Trunk-or-Treat-style gathering with stage performances and lots of candy.
Access to West Boca Medical Center and Miami International Airport
U.S. Route 441 borders the neighborhood to the east. Simhon-Chocron says the highway can get occasionally backed up, but getting on and off is easy, which makes the location useful for frequent travelers. Florida highways 810 and 217 also run through the community. Downtown Miami is around 45 miles south, as is Miami International Airport. The shores of Pompano Beach are close to a 15-mile drive, and West Boca Medical Center is less than 5 miles away. Simhon-Chocron says hurricanes can impact the area, but the neighborhood’s inland location helps weaken storms before they arrive. “It doesn’t really get underwater,” Simhon-Chocron says. “It’s like a buffer.”
Restaurants with international flavors and several grocery stores
Several shopping centers and restaurants straddle U.S. Route 441. Malbec Grill is an Argentine steakhouse with signature cocktails. Taco Labs offers all-you-can-eat tacos on Wednesdays. Yogurt Craze sells frozen yogurt, acai bowls and Italian ice. Just north, El Balcón de las Américas serves traditional Colombian cuisine and meals from other Latin American countries. The community has a Seabra Foods and a BJ’s Wholesale Club. Publix, Walmart and Walgreens locations are nearby, as are retail stores like Kohl’s.
