Coasterra offers new homes with amenities on the way

Coasterra is a 400-acre master-planned community along the Interstate 75 corridor in Palmetto, Florida. Several builders have been involved from the outset, and the community is actively selling homes amid ongoing construction. Amenities are being built in phases to serve what will ultimately be a mix of gated and non-gated sections.

Large homes and lower HOA fees are attractive

Even though it is in the early stages of construction, the community already offers a diverse mix of contemporary model homes in walkable subdivision settings. Most homes have between three and five bedrooms, with interior space ranging from about 1,500 to nearly 3,500 square feet. “Some of the homes are fairly large,” says Felipe Miranda of William Raveis Real Estate, who recently sold a Coasterra home to a young family. Driveways and attached garages are standard, and many homes offer additional garage space, which can be used for cars, golf carts or watercraft. Options for water sports will become more prevalent as the community’s man-made lakes are built out. Prices typically range from the low $300,000s to the mid-$600,000s. “What [my clients] liked about the community is that the HOA fees are on the lower side, and they’re going to get some nice amenities,” Miranda says. Monthly HOA fees range from about $50 to around $200.

Planned amenities will blend resort-style living with outdoor activity

Plans call for a community that blends resort-style living with outdoor activity. Feature amenities will include:

  • Four community pools
  • Lakes and a canoe/kayak launch
  • Athletic courts and open spaces
  • Miles of paved and wooded trails
  • A 160-acre nature preserve
Plans also call for playgrounds and dog parks, as different sections will have their own amenities.
While the community is landlocked, it is not far from several bodies of water. The Riverwalk is a popular waterfront destination in Bradenton, about 15 miles away. Boaters can take the Manatee River directly to the Gulf. The popular beaches of the Gulf Coast are about a 25-mile drive. Anglers can take advantage of proximity to the river, as well as the Sunshine Skyway Fishing Pier, also about 15 miles away on Tampa Bay.

Commute to the city, but return to a quiet community

While growing cities such as Palmetto and Bradenton are short drives away, the car-dependent community is also centrally located to larger Gulf Coast destinations. Saint Petersburg and Sarasota are about 30 miles away, while Tampa is about a 40-mile drive via I-75. “My clients both work in Tampa,” Miranda says. “The commute is not too bad, and they can get away from the busy living of the city. That’s what drew them here.”

Residents drive a short distance for shopping and dining

Commercial development is growing in northern Manatee County, but locals rely on businesses in nearby areas. The closest retail center is the Publix-anchored Gateway Commons, about 6 miles away. An outlet mall and riverfront restaurants are featured destinations in Ellenton, about 12 miles away via I-75. Downtown Palmetto is about the same distance. With growth in mind, BayCare is opening a 45,000-square-foot HealthHub with a hospital about 5 miles from the community.

Students attend Manatee County schools

The community is served by the School District of Manatee County. Young students typically attend James Tillman Elementary, but some may be zoned for Veterans Elementary when it opens. The new school is about 3 miles from the community, whereas Tillman Elementary is more than 10 miles away. Older students can attend Buffalo Creek Middle and Palmetto High schools. A nearly $40 million renovation of the high school campus was completed in 2024. Students can apply for transfers to schools outside of their geographic zones under Florida’s Open Enrollment program.
