Deciding if Partlow is a good fit for you
Partlow is a rural community in Spotsylvania County near Lake Anna. It’s only about an hour or so from Fredericksburg or Richmond, but it feels completely removed from the hustle of city life. While it's not somewhere you can walk to a coffee shop or get late-night pizza delivery, you’ll have plenty of space and privacy to enjoy nature as you please.
The cost of living and housing options in Partlow range widely
Many people move to Partlow for its calmer setting and the relatively low housing prices. “You get a lot more bang for your buck here than in Northern Virginia — more house and more land,” says Angel Hough, associate broker for Long & Foster Real Estate Inc. and second-generation Partlow native. You might find a late 1900s ranch-style home on a multiacre lot priced between the mid-$300,000s and mid-$500,000s. Newer, two-story Colonial Revivals typically range from the low $600,000s to the low $800,000s. Manufactured homes generally sell in the low to mid-$300,000s.
Land often stays in the same families for generations. “It’s a very deep-rooted community,” Hough says. “Most of the people were born and raised in Partlow.” When undeveloped lots do come up for sale, they go for around $5,000 to $25,000 per acre, depending on the total size.
Riding the bus to Spotsylvania County Public Schools
Partlow is served by the highly rated Spotsylvania County Public Schools district. Kids can take the bus to their assigned schools, which include Post Oak Middle School in Spotsylvania. Older students go to Spotsylvania High School, the only school in the district to offer the International Baccalaureate Diploma Program.
Getting used to Partlow’s rural setting
If you live in a city, moving to Partlow may take some adjustment. “The biggest thing for new people is that they’re used to having everything at their fingertips,” Hough says. “People will ask me things like, ‘Can I get DoorDash?’ and the answer is no.” Some other aspects of rural living include:
- Maintaining your own septic system, well and driveway
- Spotting wildlife, like deer, bobcats and bears in your yard
- Driving about 10 miles to buy groceries and around 20 miles to the nearest hospital
Internet and cell service in Partlow
With more and more people working remotely, Partlow has attracted some new residents, and staying connected is one of their biggest concerns. “As far as cell service, it’s fantastic,” Hough says. “The internet can be a bit of a challenge.” She explains that cable internet is available along main roads, but if you’re on a back road, you may need to rely on cellular or satellite internet.
Commuting to Richmond, Washington or Fredericksburg
While working from home is becoming popular, many locals still drive to in-person jobs. Washington is about 75 miles away; Fredericksburg, roughly 40; and Richmond, around 45. “If you’re hopping on [Interstate] 95, you’ll definitely hit traffic heading north,” Hough says. “But if you’re going to Richmond, you’ll have a much easier commute.”
Things to do and places to eat near Partlow
Having multiple acres gives you the freedom to plant a hobby farm, ride horses and explore the woods. You’re also only a few miles from the shores of Lake Anna, a destination for boating and fishing. On weekends, you can meet up with neighbors at the Partlow Ruritan Club, which regularly hosts dances and charity events.
If you’re looking for a quick snack, there are two convenience stores along Partlow Road. “They carry all your basics,” Hough says. “The Stop Shop Market also makes breakfast sandwiches and a phenomenal club sandwich. Their parking lot is always full during hunting season.” For a more substantial meal, El Gran Patron Sosa Family Restaurant beside Lake Anna is a popular choice.
