Bound by Interstate 210 on two sides, Northwest Pasadena is a neighborhood with a complicated story. "There's a lot of history here, and not all of it great," says Compass broker associate Kathy Gibson, who has over 30 years of experience in the San Gabriel Valley. "The highway divided and cut off part of the neighborhood. Businesses were displaced all along the Lincoln corridor." Historically, homes on this side of the 210 have been less desirable for buyers. Still, Compass Realtor Teresa Fuller, a top agent in the Pasadena market, says that's not necessarily the current reality. "You don't have to be south of the 210 to be in a great neighborhood." Northwest Pasadena is a community with a vibrant commercial stretch and proximity to Old Pasadena, about 1/2-mile south. "Access to Old Pasadena is definitely a draw here. It's a huge perk," Gibson says.

One-and-two-story Craftsman-style homes are common
The homes in Northwest Pasadena were mainly built between the 1920s and '40s, with a heavy emphasis on the traditional one- and two-story Craftsman. “Along the Orange Grove Corridor, people of wealth from the east used to build their winter homes there,” Gibson says. The tree-lined streets of the neighborhood see a little bit of through traffic, and some have dedicated lanes for street parking. Sidewalks are well maintained. Landscaping is lush and varies dramatically from property to property, and on some streets there are views of the San Gabriel Mountains to the north. Homes are priced between $800,000 and $2 million, depending on the size and state of renovation. Condos and townhomes are priced between $700,000 for something 1980s-era with about 1,100 square feet to $1 million for a three-bedroom at Lincoln at Orange Grove, a new mixed-use development that was completed in spring 2023.

Ethnic eats along Orange Grove Boulevard
The commercial stretch along Orange Grove Boulevard has a handful of shopping and dining options. Vallarta Supermarkets and Baja Ranch Market are two robust Latin grocery stores, and there’s a Ralphs just south of the freeway for traditional American fare. Pasadena Fish Market is a classic counter-service joint featuring fried fish and conventional Jamaican food. Earn up to two years of college credit in high school
Pasadena Unified is an above-average school district with a B-plus grade from Niche. "Pasadena schools don't necessarily get the highest scores, but they often look at old data. I always encourage buyers to take a tour and get the feel," Gibson says. "There are some schools that do dual immersion programs, so some of those families who had been in private school are coming back to the public schools primarily for the immersion program." Madison Elementary School is graded C-minus. Octavia E. Butler Magnet is graded C. John Muir High School Early College Magnet is a B-plus school with a robust AP program of almost a dozen offerings. Students enrolled in one of the school’s career-focused academies can earn up to two years of transferable college credit, with all tuition, books and course material fees waived.

Summer day camp and fitness classes at Robinson Park Recreation Center
The primary recreation spot in Northwest Pasadena is Robinson Park Recreation Center, which underwent a major renovation around 2020. Inside are state-of-the-art facilities for events and seasonal activities for all ages, including arts and crafts, summer day camp and fitness classes. Outside amenities include a pool, basketball court and a children's play area. "There are exercise opportunities at the Rose Bowl on the other side of the highway," Gibson says. "Some ride their bikes around the track, and people train for marathons and walk their dogs. You can actually access a trail from the Rose Bowl that takes you into the mountains." On that same stretch of land, the Brookside Golf Course is a big draw to the area. "Every golfer in town knows you can play a quick nine holes just an hour before sunset," Fuller says. The 36-hole municipal golf course has a driving range, putting greens, golf shop, clubhouse and restaurant.

Highway noise is an unfortunate reality for many residents
Northwest Pasadena is bound on the west and south sides by Interstate 210. “Traffic noise is an issue depending on where you live," Gibson says. "If you’re one of the first streets off the highway, you’ll get some noise, but even those homes sell for strong prices. Freeway traffic around here is also no joke, especially going east and west.” Old Pasadena is a few blocks south of the 210, and downtown Los Angeles is about 10 miles south via State Route 134, also known as the Ventura Freeway. The main thoroughfare is Orange Grove Boulevard, a four-lane road with traffic lights every few blocks. For those who rely on public transportation, multiple bus routes serve Northwest Pasadena. The closest medical facility is Huntington Memorial Hospital, about 2 miles south of the neighborhood, and the nearest airport is Hollywood Burbank, about 15 miles northwest.
