Clearwater’s On Top of The World is a sprawling, 55-plus community known for its all-inclusive amenities and proximity to area attractions. The gated condominium development has on-site recreation, events, clubs and classes. "People come here to downsize and get away from colder weather," says Lynda Leida-Goldsmith, a Realtor for Coldwell Bank Realty specializing in 55-plus Clearwater communities. "The prices of condos here are attractive compared to other communities in the area." On Top of the World is near Highway 19, nature parks and Tampa Bay. While newcomers are attracted to its slower lifestyle, the vibrant Downtown Clearwater area sits less than 5 miles away.
A gated condo complex with over 150 activity clubs and other amenities
On Top of the World is a community of nearly 5,000 condominiums. It’s structured like a master-planned development or all-inclusive resort, with recreation, shopping and community spaces. A 3D colorful globe fountain sits at the entrance inside a landscaped green space as its focal point to reflect its name. It's walkable and bikeable, but the community provides free transportation for residents. Most condos were built in the late-1970s and range from the low-$100,000s for a one-bedroom to the low-$400,000s for a four-bedroom. Property sizes average between 800 square feet and 2,400 square feet. Residential buildings are built in an X-shape, giving each unit a balcony facing the palm tree-lined streets. Each condo building has a different color and style, ranging from Mediterranean to Art Deco, tropical and Chinese pagodas. Higher-priced condos are on the top floors and closest to Harbor Lake, which hugs the community’s western edge. Condos do not have garages, but there is assigned parking. Homeowners’ association fees cover access to recreation and upkeep. "The HOA is diligent and takes care of maintenance in every unit, and the fees are a great value," says Leida-Goldsmith. Condos can be rented for six months to a year, with monthly rents ranging from around $1,400 for a one-bedroom to $2,500 for a two-bedroom. Amenities are much of On Top of the World’s appeal. “We have more amenities on this property than any community in the state,” says Harry Rubin, Office Manager for On Top of the World Properties. It has over 170 clubs, like poker and line dancing, that residents can join. The community also has pools, sports courts, small parks, golf courses and a fitness center. Events are held at its clubhouse year-round. The neighborhood has a CAP Index Crime Score of 3/10, slightly lower than the national average of 4.
