Refinery jobs, relative affordability and Deer Park schools in Deepwater
A residential area in the Houston suburb of Pasadena, Deepwater is just south of Texas Route 225 and the many oil refineries that line the roadway. Yvonne Pruneda, a Realtor associate with Nan & Co. Properties, explains that the community’s appeal has two parts. “First off, the neighborhood is really close to the refineries,” she says, which means jobs. “Secondly, the affordability.” Indeed, compared to Houston’s median home price of $345,000, Deepwater’s median is only $205,000. And while Houston isn’t far, Pasadena has plenty of its own amenities, including parks and shopping areas. The Deer Park Independent School District, which earns an A on Niche, serves the neighborhood.
Competitively priced ranch-style homes under a big Texas sky
Nearly all the homes here are ranch-style designs. Prices range from $120,000 to $325,000. There are sidewalks on some streets, and most properties have clean lawns and tall deciduous trees that are spaced well apart, highlighting the expansive feeling of the big Texas sky. Some houses feature attached garages, while others have shady awnings over the driveway. The median build year here is 1955, and homes sell after an average of 48 days, which is close to the national figure.

Deer Park Independent School District offers unique high school programs
While technically in Pasadena, the neighborhood is zoned for the Deer Park Independent School District. Deepwater Elementary School earns a B-minus from Niche. Deepwater Junior High scores a B-plus, and Deer Park High School earns an A-minus. Deer Park High is split into three campuses: North Campus serves ninth grade, South Campus serves grades 10 through 12 and Wolters Campus is an alternative program, offering accelerated courses, particularly geared toward students in danger of not graduating with their class, but also providing avenues for students with a need for early graduation.

Texas Route 225 connects Pasadena to Houston
Residents will likely want a vehicle here, as public transit is minimal. Texas Route 225 runs east-west along the north of the neighborhood, while the Sam Houston Tollway runs north-south. Houston is about 16 miles away, and the city's George Bush Intercontinental Airport is about 30 miles north. HCA Houston Healthcare Southeast is 4 miles south of Deepwater.
Nearby parks and theaters offer varied recreation throughout the year
Green spaces that are close by include the Deepwater Park Complex, which has baseball and softball fields, a playground and picnic areas. Red Bluff Park, in the next neighborhood to the west, features a swimming pool and splash pad, plus sports courts and the Odell Harrison Recreation Center, which offers arts, crafts and games. The Cinemark Hollywood Pasadena and XD theater is south of the neighborhood and across the Sam Houston Tollway, while American Cinemas Pasadena screens films dubbed or subtitled in Spanish.

Local restaurants and nearby shopping centers
Pasadena has many choices for shopping and dining. “A lot of restaurants and small businesses are opening,” Pruneda says. Restaurants in and around the neighborhood include Taqueria Obregon, Takeria Super and Grand Prize Barbeque. Market Center Shopping Center and a Kroger are under 2 miles south of the neighborhood. The Macroplaza Mall is about 3 miles away, and Houston’s food scene is easily accessible for residents who want more variety.

Annual events include the Strawberry Festival
Pasadena is home to several annual events. “They have the Strawberry Festival, barbecues, they try to do many different things,” Pruneda says. The Strawberry Festival is massive, attracting some 60,000 people during its four-day run. In addition to strawberries, the event hosts live music, parades, a beauty pageant, a car show and more. Pasadena also puts on holiday events, such as a Halloween Monster Mash, a July 4 celebration and a Christmas tree lighting ceremony.
Hurricane preparedness and refinery impacts
Pasadena’s location near the Gulf Coast does pose hurricane risks. The overall Houston area was impacted by flooding, power outages and significant infrastructure damage from Hurricane Ike in 2008 and Hurricane Beryl in 2024. Pasadena’s website provides information on hurricane preparedness, and residents can opt into the city’s text alert system. And while the refineries are an important job source, there is an ecological trade off. One refinery settled a court case due to Clean Air Act violations, and has since made improvements.
