"It's a very community-oriented area," says Elida Guajardo, a Realtor with Coldwell Banker Universal, who has over 5 years of experience in the industry. "I own an event venue in Pasadena and have attended several city council meetings. Every board member grew up there, graduated from high school there, and then raised their own families there." Sunset Terrace is known for its quiet streets and close-knit community, consisting of modest single-family homes within walking distance of local parks and schools. West Harris Avenue divides the neighborhood into two sides, north and south, with residential streets surrounding the 6-acre urban Sunset Park on the south side.

Nearby highways and backroads offer convenient commutes to Pasadena's oil refineries. "Most people moving to the area do so to be closer to work," Guajardo says. Surrounding industrial sites impact home values, with Sunset Terrace's sales prices hovering below Houston's average. Comparatively affordable homes are the neighborhood's largest draw, attracting first-time homebuyers looking for affordable housing and convenient commutes within the Great Houston area.

Quiet residential streets feature a mix of single-story ramblers built between the 1940s and 1950s. Traditional ranch-style homes range in size and color, ranging from modest, compact designs to sprawling ramblers with additions. Neighborhood parks and nearby recreation

Sunset Park's 6 acres of green space give way to an outdoor community pool and a splash pad for residents looking to escape the Texas heat. Paved sidewalks weave past open fields for a pick-up soccer game, a basketball court and a shaded picnic area and a playground. The grounds are also home to the Peter C. Fogo Recreation Center, which offers weekly activities that range from art classes to movie nights.

Vermilion Park is another small green space with a playground and swing set within walking distance of Sunset Terrace. The park borders what locals call 'the levy.' Although neighboring refineries use the area as a dumping ground, residents often wander around its unofficial trails teeming with wildlife. About a half mile up the road, Memorial Park hugs the banks of the Vince Bayou. Sports fields cater to soccer and baseball leagues, while a paved trail weaves along the bayou, connecting to Pasadena High School and an adjacent neighborhood. Additional amenities include a playground, a splash pad and a skate park.

One of Pasadena's most popular green spaces, Strawberry Park, is just about 4 miles away. This 50-acre park features 15 tennis courts, baseball fields, a playground and picnic areas. Strawberry Water Park is the park's most sought-after amenity with a lazy river that winds around swimming pools, water slides and small play structures.

Pasadena Independent School District garners an overall B rating from Niche. Primary-aged students are divided between C-rated schools such as Richey Elementary for pre-kindergarten through fourth grade and DeZavala Middle for fifth and sixth grade. Students may then attend B-minus-rated Jackson Intermediate School and Pasadena High School, which scores a B. High schoolers can earn college credits starting in the ninth grade through the Pasadena Early College High School program. The Vince Bayou Community Garden, a parks and recreation project in partnership with the Chevron Pasadena Refinery, sits just behind Food Town. Walmart Supercenter is less than 2 miles from the neighborhood, while smaller supermarkets sell Hispanic-based products.

Local eateries and food trucks highlighting the community's diversity are scattered along Richey Road and other cross streets. "Anywhere you go in Pasadena, you'll see a small business," Guajardo says. La Fonda Taqueria is one of several nearby restaurants known for its traditional Mexican staples such as pollo asado platters, barbacoa tacos and charro beans. Smaller Mexican joints with unassuming facades have a dedicated customer base, while spots like Hoasis Restaurant serve Honduran specialties.

Getting around via I-45 and State Route 225

Sunset Terrace residents are within walking distance of several amenities, and METRO buses offer public transportation around the region. However, many residents still rely on personal vehicles to get around. Texas State Route 225 borders the neighborhood and serves as a divider between Pasadena's refinery corridors. HCA Houston Healthcare Southeast is the nearest hospital, about 5 miles south.
