Historic industrial neighborhood of Pleasant View

Just east of Interstate 95 in Pawtucket, Pleasant View is a community that reflects its industrial roots. Pawtucket was initially settled as an industrial mill town, and the Pleasant View neighborhood still holds onto its heritage with historic buildings that have been meticulously renovated and converted to housing or schools. In the past, it has been written off as an underserved city, but it is experiencing a resurgence as commuters recognize the central location and low cost of living. “The location is convenient, but the taxes are lower and housing is more affordable,” says Barbara Zdravesky, board president of The Heritage Alliance of Pawtucket. “The highway makes it very accessible and very easy to get to Boston or the greater Providence area.”

The Pleasant View neighborhood offers a mix of multi-family dwellings like condos and refurbished historic homes. Former textile mills have been renovated into apartments, to bring some of the neighborhood’s history into the contemporary period. As an urban neighborhood, yards are limited and fences are often chain link. Streetlights provide some visibility over the sidewalks, which connect the neighborhood with surrounding bustling areas. A historic 4-bedroom home may sell for $500,000, while a smaller 3-bedroom ranch can be purchased for under $300,000.

Shopping and dining in Pleasant View

The Stop & Shop grocery chain has a location in the heart of Pleasant View, making it easy for residents to access fresh produce, meats and pantry essentials, while Polonia Market offers authentic Polish food, such as kielbasa and smoked bacon. The eclectic discount store A Little Bit Of Everything sells a mix of groceries and secondhand goods for bargain-seekers. The Rhode Island Antiques Mall is considered by residents to be a hidden gem for collectibles, home décor and more. Tacontento, located off of Broadway in the heart of Pleasant View, dishes up authentic street tacos like the birria tacos with a side of birria consommé for dipping. On the northern end of the neighborhood, Super Dragon serves authentic and inexpensive Chinese food, such as lo mein.

Public education in Pleasant View

Henry J. Winters Elementary School, located in the heart of the Pleasant View neighborhood, has a C rating from Niche and a student-teacher ratio of 13-to-1. Joseph Jenks Junior High School, rated C-minus by Niche, has a 14-to-1 student-teacher ratio. The Jacqueline M. Walsh School for the Performing & Visual Arts, an audition-based public arts high school, is located in the same building as the junior high school and serves as a specialty school for students interested in dance, theatre, film and visual arts. William E. Tolman Senior High School serves students from Grades 9 through 12 and has a C-plus rating from Niche.

Getting outside in Pleasant View

The biggest driver of outdoor recreation in Pawtucket is the Blackstone River, and the Festival Pier 2 miles south of the heart of the neighborhood provides a boat launch. Festival Pier is also the site of the annual Rhode Island Chinese Dragon Boat Races & Taiwan Day Festival, where residents race in fiberglass Taiwanese-style dragon boats and enjoy cultural performances and a dumpling-eating contest. Slater Memorial Park, located 2.5 miles east of the neighborhood, has playgrounds, soccer fields, walking trails and a dog park. The Burbage Theater Company, located just west of the Pleasant View neighborhood along the Blackstone River, puts on plays with local actors and offers volunteer opportunities for theater enthusiasts.

Getting around Pleasant View

The Pawtucket-Central Falls Commuter Rail Station, which opened in January 2023, is about 1.5 miles from Pleasant View and connects riders to Boston within a 68-minute train ride and Providence within 15 minutes. The neighborhood is right along Interstate 95, making it easy for residents to access Providence to the south or Boston to the north if they prefer to drive. Getting around Pawtucket is a little more challenging. The #1 bus line runs up and down Broadway, through the center of Pleasant View, but the scant number of busses means it’s not always convenient. “You do need a car to get around,” Zdravesky says. “There is public transit, but it’s underfunded and ridership is low.”
