“Refined rural living” 30 miles south of Atlanta

About 30 miles southeast of Atlanta, Whitewater is in a rural part of south Fayette County. The community allows homebuyers to buy properties on multiple acres but has easy access to amenities in neighboring areas such as Peachtree City. “I call it refined rural living,” says DeSales DeGolian, a broker with DeGolian Realty and Peachtree City resident. “It’s a rural area, but it's more high-end, and you can find very nice homes here."

Contemporary homes on multiple acres

The draw with Whitewater is the chance to find a property on multiple acres. “You can get more land out here, most homes come on at least 5 acres, and you can get even more than that,” DeGolian says. Buyers can find contemporary brick Craftsmans and colonials in small communities on large lots or mini-mansions on nearby golf courses. Prices range from $339,000 to $1.9 million based on condition and property size. “Inventory is still tight. When properly priced listings come on the market, they sell fast and get multiple offers,” DeGolian says. Whitewater's CAP Index Crime Score is a 1-out-10, less than the national average of 4-out-10.

Work-based learning at Whitewater High School

Whitewater is part of Fayette County Schools, which ranks as an A on Niche and serves more than 20,000 students. The community has multiple school paths, but one is Sara Harp Minter Elementary, advance to Whitewater Middle and then earn their diploma from Whitewater High School, all of which earn an A from Niche. The high school is the newest in the district, opening in 2003 and offers the Work Based Learning program, which allows students to leave school to work an internship or a job where they can earn elective credit towards graduation and potentially make money.

Between two major interstates

Whitewater is almost midway between Interstates 75 and 85 in Fayette County. The interstates are two of the three cross-country interstates that head through Atlanta, and commuters can use either to get 30 miles into the city. The area has access to Georgia Highways 54 and 74, which connect the area with surrounding counties like Fulton. Whitewater is less than 25 miles from the Atlanta Hartsfield Jackson Airport, one of the world's busiest passenger terminals.

A primarily residential area, locals will have to head into neighboring Peachtree City or Senoia for their needs. Staying active at numerous nearby parks

Less than 10 miles away, Lake Horton Park is a massive green space, and while there is no swimming, locals can fish, take approved boats on the lake or explore the 2.8 miles worth of paved walking trails. Peachtree City offers numerous green spaces and recreation activities, including Kedron Fieldhouse and Aquatic Center. The indoor facility provides two full-size basketball courts lined for hoops, volleyball and pickleball, while outdoors, there are two pools and a small park with a popular large playground. Families and serious golfers can join the Whitewater Creek Country Club, which is part of The Clubs at Peachtree City and Newnan and allows one membership to access five clubs across the cities. All five clubs feature an 18-hole golf course, clubhouse, pools and restaurants.

Farmer’s market in Senoia

Locals can head into Senoia every Saturday to shop for local produce, artisans, and much more at the Senoia Farmers Market. Residents can also head to one of the many events held in Peachtree City, like monthly Food Truck Thursdays, the first Thursday of each month or the Sunset Sounds concert series held throughout the summer, with both events taking place at Drake Field.
