At the tail end of the 20th century and the start of the 21st, Pearland experienced a massive residential boom just west of State Highway 288 to accommodate a vast wave of new residents. Born from this boom, Southern Trails is a master-planned community right next to Pearland Town Center and zoned to the highly rated Alvin Independent School District. Known for its on-site amenities and well-maintained landscaping, Southern Trails offers convenience at prices that trend slightly below the average for the Houston metro area. "It's a great area for kids to grow up in. There are always family festivals and activities. The community we've found in Pearland in general is unmatched," says Martha McCumpsey, a Realtor of over 20 years. She and her daughter, Heather McCumpsey, work with Keller Williams Realty.
Rows and rows of contemporary homes at flexible price points
Construction in Southern Trails was done by a small pool of developers, beginning in 2005 and continuing until 2018. Contemporary in style, the single-family homes in this neighborhood feature brick exteriors, arched entryways and attached garages. Homes usually have three or four bedrooms and are around 2,500 square feet, typically selling between $350,000 and $500,000. Housing that sells on the upper end of the price range, between $600,000 and $700,000, usually exceeds 3,000 square feet and was built during the most recent years of the community's construction. HOA fees are estimated to be just under $100 a month. The neighborhood's CAP Index Crime Score is 2, with 4 being the national average out of 10.

The highly rated and nearby schools of Alvin Independent School District
Southern Trails falls under the Alvin Independent School District, and according to Heather McCumpsey, this is a huge factor for potential new residents. "The district you're zoned to definitely affects where people move in Pearland," she says. "Our schools are one of the biggest draws that get people to move here." Local children will attend Glenn York Elementary School or Shirley Dill Brothers Elementary School. They can move on to Dr. Ronald E. McNair Junior High School before heading to Shadow Creek High School. All schools are within a mile radius of the neighborhood and scored with an A on Niche. One of four high schools in the district, Shadow Creek High is especially known for its excellent athletics department and sports scholarships.

Parks, pools and paved trails within the community
Natural scenery and green spaces are a huge part of Southern Trails' appeal, with well-maintained pocket parks and lakes dotting each section. Miles of paved trails run throughout the neighborhood, so residents who want to go walking or biking can find a trailhead as close as possible. At the heart of the community are a community pool, fitness center and clubhouse.

Shopping at Pearland's largest retail hub and finding good local eats
Pearland Town Center, the largest shopping hub in the city, borders Southern Trails. Found at the intersection of 288 and Broadway, Pearland Town Center has everything from big-box stores like Costco and Walmart to national grocers, popular retailers and chain restaurants. Interspersed with the chains are several local eateries primarily inspired by the diverse food scene in Houston. "Basically, you can get anything you want when it comes to food. And if we don't have it, you know Houston does," says Martha McCumpsey. "There's always a line at Killen's, but the food is worth it. We have the original steakhouse, and now they own a ton of chains around Houston."

Taking the 288 into Houston and catching flights out of Pearland Regional Airport
Broadway Street borders the community on the north and Magnolia Parkway on the south, two of the city's major thoroughfares. Both connect to State Highway 288, which flows directly into Houston. The central hub of George Bush Intercontinental Airport is 34 miles away, and just 15 miles east is the Pearland Regional Airport. "The Pearland Airport is like our local secret," says Heather McCumpsey. "It's not nearly as big as Intercontinental, but if you can find a flight there that works, it saves a ton of time." The Memorial Hermann Pearland Hospital and its several medical plazas are only 2 miles away from Southern Trails, less than a 10-minute drive even during daily heavy traffic.
