Large lots and highly rated schools draw homebuyers to West Friendswood
Standing out among a tight network of sprawling subdivisions south of Houston, West Friendswood offers breathing room and a break from cul-de-sac-capped streets. “In a lot of suburban areas, you don’t have a lot of options for a half-acre or even an acre. In West Friendswood, you get a little bit more for your money,” says Oscar Hernandez, a Houston native and the founder of the Advisory Real Estate + Development. He adds that a highly rated school district is also a big draw, as well as its location along the edge of Pearland and Friendswood, which puts residents within reach of popular parks, malls and restaurants in both cities. West Friendswood is diverse in makeup: Along with homes and apartments, it is also home to Pearland Regional Airport, warehouses and several RV parks. Additionally, it has a low risk of crime, according to the CAP Crime Index, which gives it a Crime Score of 2 out of 10, compared to the national average of 4.
Diverse architecture and spacious lots near Pearland Regional Airport
Single-family homes in West Friendswood line the wide and straight two-lane roads that form a loose grid pattern in the neighborhood. Architecture is diverse, with ranch-style homes neighboring classic Texas brick and limestone designs and sprawling custom estates. Lots are flat and spacious, often stretching well over an acre and neatly landscaped with shade trees and garden beds. Many properties feature barns and sheds used for small businesses or hobbies. “A lot of people have owned and operated their local business in that area, whether it's a boutique shop or an insurance agency,” says Hernandez, who adds that the neighborhood’s proximity to Pearland Regional Airport is a benefit for some residents: “There are a lot of people in the area who have their own small plane, and having the ability to keep it close by and accessible is very important and convenient for that lifestyle,” he says. However, the airport does create noise that can be heard around the neighborhood.
Properties don’t go on the market often in West Friendswood. The median price for a single-family home is about $700,000. In August 2024, a 4,300-square-foot home sold for around $695,000. Four months later, a 2,300-square-foot home sold for around $575,000.
A-rated public schools and Pearland’s cross-town rivalry
Pearland Independent School District earns an A-plus overall rating from Niche and offers a gifted and talented academy, dual language programs and career and technical education programs in addition to neighborhood schools. Four schools serve West Friendswood: Rustic Oak Elementary, Alexander Middle, Pearland Junior High East and Pearland High, which all receive A ratings. The high school’s Oilers football team has a cross-town rivalry with the Glenda Dawson High Eagles. The teams have an annual matchup known as the PearBowl at TDECU Stadium at the University of Houston. Nearby private options include Parkway Christian Academy, which Niche does not yet rate.
Friendswood offers a diverse culinary scene and the Baybrook Mall
Small shopping centers, local businesses and restaurants line Friendswood Drive, less than a mile away. “Friendswood is underrated in regard to its culinary scene,” says Hernandez, who highlights local restaurants like B1895 Tavern, which features a diverse New American menu and an extensive wine selection, and Stefano’s Pizza and Italian Kitchen, where a local family has been cooking classic Italian favorites since the early 1990s. Grocery stores like Kroger and H-E-B are close by, and Baybrook Mall offers name-brand and department store shopping around 8 miles away. The mall sits along Interstate 45, which is lined with national retailers like Target and The Home Depot. “It’s about a 30-minute drive to downtown Houston, which has concert venues, sporting events and Michelin-star restaurants,” Hernandez says.
Nearby parks offer trails, sports and community events
West Friendswood does not have parks of its own, but dozens of green spaces are close by, from neighborhood playgrounds to expansive city parks. Frankie Carter Randolph Park offers walking trails and athletic facilities for sports like tennis, baseball and basketball. It rests along Clear Creek, which flows through Timber Creek Golf Club next door. The club is open to the public, and the course features 27 holes across three courses with bridges, ponds and sand traps. There is also an on-site pro shop and a restaurant at the club. Independence Park hosts the Old Pearland Farmers Market once a month, as well as a Concerts in the Park series in the summer. A public pool, a fairy trail and a fitness trail are just a few of the many amenities at Stevenson Park, while an indoor gym and group fitness classes are available at Pearland Recreation Center & Natatorium. Clear Lake and Galveston, destinations for watersports, fishing and beach days, are roughly 10 and 40 miles away, respectively.
Proximity to highways that lead to Houston and downtown Pearland
Commuters in West Friendswood can use Interstate 45 to reach downtown Houston, less than 25 miles north. State Highway 35 is nearby to reach the center of Pearland, about 5 miles away. William P. Hobby Airport, the nearest commercial airport, is around a 14-mile drive.
