Pembroke Lakes South brings new energy to east Pembroke Pines

Surrounded by parks and shopping centers with international options, Pembroke Lakes South offers convenient retail and recreation while maintaining a tidy, planned experience for its varied residents. Although the neighborhoods feel established, they’re actually some of the city’s newest, says Betty Valiante, a resident and Realtor with Beachfront Realty, Inc. “I was one of the first to move into the area when it opened. Being a newer community, I think we brought a nice energy to the area,” she says.

Living along a bustling commercial corridor like Pines Boulevard has a few drawbacks though, including more noise pollution. The CAP Index gives the community a crime score of 6 out of 10, higher than the national average, accounting for elevated property crimes that take place near neighboring Pembroke Lakes Mall. But the corridor also provides access to essential services like Memorial Hospital West and recreational destinations such as C.B. Smith Park, and locals say that crime in the residential areas is minimal. On the east side of Pembroke Pines, Pembroke Lakes South attracts both commuters and young families looking for proximity to highways, malls and local schools.

Developments like Raintree are the most coveted — and expensive

As one of Pembroke Pines’ newest planned communities, Pembroke Lakes South is home to an assortment of thoughtfully placed and beautifully landscaped apartments, townhouses and detached home developments. Many properties include Spanish Revival-style accents such as smooth stucco facades and red tile roofs, and most subdivisions are considered private even if they lack a guarded entry gate. “It’s a nice, newer community, and very family-friendly,” Valiante says, noting that many young families with small children call the area home. Prices can vary greatly depending on a development’s age, size and amenities, but “you still get more square footage for your money versus the west side of the city,” says Maria Corina Martinez, Realtor Associate with Keller Williams Legacy Weston.

While smaller, two-bedroom townhouses can sell for around $400,000, larger options with private garages often command prices closer to $600,000, which is on par with some of the more petite detached homes. Communities like Raintree are often more expensive with larger, nearly 3,000-square-foot homes that boast the most up-to-date safety and hurricane preparedness features, and some four-bedroom homes can even top out around $900,000.

Making a splash at Paradise Cove Water Park

Covering nearly 300 acres, C.B. Smith Park is one of Pembroke Pines’ most popular green spaces, offering year-round access to campgrounds, picnic spaces and mini golf. The park is also home to the Paradise Cove Water Park, and the Pembroke Pines YMCA is right across the street. Memorial Park sits adjacent to the Dodge City Center event venue with a shaded, inclusive playground and meaningful memorials. Due to the possibility of alligators, recreation in the community’s many lakes is strictly prohibited, but most apartment and townhouse complexes come with their own pool, tennis courts and clubhouses. Plus, the sandy shores of Hollywood or Hallandale Beaches are less than 15 miles away, and residents can even store their boats in centrally located parking lots around the community.

Pembroke Pines has an A-rated charter school

Students can attend either Palm Cove Elementary or Pines Lakes Elementary, which both score grades of C-plus on Niche. After attending Pines Middle School, which also scores a C-plus, students can move on to Charles W. Flanagan High, which scores a B-plus. Flanagan High offers the Advanced International Certificate of Education in partnership with Cambridge International. Additional options in the area include the City of Pembroke Pines Charter Elementary School East, which scores a grade of A-minus on Niche.

Celebrate the city’s birthday at Dodge City Center

Pembroke Pines hosts a ton of events throughout the year, from celebrating the city’s birthday with Pines Day every April to spring jazz concerts and a fall art festival. “The city is very involved with cultural events, and there’s usually something going on at C.B. Smith Park,” Valiante says. Food trucks, Easter egg hunts and a huge Fourth of July celebration are also mainstays in the city, she says.

Pembroke Mall is a retail haven

Pembroke Lakes Mall offers the most robust shopping options for the area, with anchor department stores including Dillard’s, Macy’s and JCPenney. There’s also a movie theater here, and Target and HomeGoods are right across the street. Additional shopping and dining destinations line Pines Boulevard, with everything from fast-casual restaurants like Chipotle to fashionable retailers such as T.J. Maxx and grocers like Publix Super Market. Local spots such as Mister 01 Extraordinary Pizza “always have a line to go in, because it’s super good,” Valiante says, mentioning that she also enjoys visiting Cooper’s Hawk Winery and Restaurant. Flamingo Marketplace is home to a host of global options, from the Filipino Manila Grill and BBQ to the Columbian Pal’ Rancho III, and international ingredients are easy to find at Flamingo Bravo Super Markets.

Commuting with Broward County buses

Because of its planned layout and pocket lakes, Pembroke Lakes South isn’t the most walkable or bikeable area, but there are a few public transportation options such as Broward County Transit buses along major roads. Commuters also have easy access to Interstate 75, and Fort Lauderdale-Hollywood International Airport is about 20 miles away.
