High-value homes with affordable HOA fees
Single- and multi-level homes feature large yards, driveways and plenty of attached garage space in the front, while pools are a common sight in the back. Several homes offer views of the community’s man-made waterfronts. Prices range from $800,000 for a ranch-style home to $1 million-plus for a multi-level pool home designed in the decorative Spanish-Mediterranean style. Monthly HOA fees range from $235 to $265. “The HOA fees are lower than other communities,” Carvallo says. “It’s pretty affordable compared to the rest of west Pembroke Pines, especially considering we have a manned gate.” The neighborhood is located about 15 miles from the Atlantic coast, so flooding is not a factor. However, homes are at risk of wind damage, especially during hurricane season, and insurance rates may reflect that. Students have the luxury of attending several top-rated schools. “As with other neighborhoods in this area, schools are probably one of the main draws, if not the No. 1 draw,” says Lisa Alvarez, a local Realtor with Coldwell Banker Realty. Traditional public schools include Hawkes Bluff Elementary, rated B-plus by Niche; Silver Trail Middle, rated A-minus; and West Broward High, an A-rated institution that offers the prestigious Cambridge International program. Graduates can leave high school with up to 45 hours of college credit. Other courses of study provide early exposure in subjects such as early childhood education and the culinary arts, and students can even earn their first-responder certificate before graduation. In addition, Pembroke Pines Charter High School is located next door to the community. The A-plus-rated institution serves students in sixth through 12th grades. The community has its own tennis courts and a playground, and residents have access to several small parks nearby. Tennis, volleyball and basketball can be played at Waverly Park. A complete renovation of William B. Armstrong Dream Park recently got underway. Its roller hockey rinks were demolished to make room for new additions that will include a community center, a new playground and an extended walking path along the water. The popular oceanfront, highlighted by the Hollywood Beach Broadwalk, a buzzy commercial promenade, is about 15 miles away.Retail, dining and Cinemark Paradies 24 close by
Sheridan Street provides direct access to an array of nearby shopping, dining and entertainment options. Residents can stock up on essentials at Publix, handle their home-repair needs at Lowe’s, grab a meal at any of the surrounding eateries and catch a movie at Cinemark Paradise 24 – all within blocks of the neighborhood. Sushi Sake, which features colorful Japanese fare, and Piola Pizza, an authentic Italian restaurant, are among the popular dining destinations. Residents also can access these amenities from Dykes Road, which forms the neighborhood’s east side. On the other side of the neighborhood is Southwest Regional Library.
Sheridan Street, I-75 provide convenient travel
Sheridan Street provides direct access into greater Hollywood and doesn’t end until it hits the oceanfront. Buses along the thoroughfare provide convenient access to public transportation. Interstate 75, located less than a mile from the neighborhood, allows for convenient work commutes. Miami is about 20 miles south. “You’re far enough not to hear the noise, but close enough to beat the traffic in the morning,” Carvallo says. Memorial Hospital Pembroke is less than 10 miles from the neighborhood. Fort Lauderdale-Hollywood International Airport and the Miami International Airport are located about 17 and 23 miles away, respectively.
