The neighborhood’s palm tree-lined streets are filled with midcentury-modern and ranch-style homes built primarily from the late 1960s to the late 1970s. Homes come standard with driveways, and most feature carports or attached garages. Like most Pembroke Pines neighborhoods, waterfront homes are available around small man-made lakes. Prices typically range from $400,000 to $600,000, although renovated options can list for more than $700,000. “It was originally designated as an adult community, but it only had a 10-year statute. After that, younger people started moving in,” Lucka says. “Now, younger families are coming in, buying the homes and doing a lot of major improvements. The neighborhood has kind of been reborn.” The inland location protects residents from flooding, but wind damage can be a major risk during hurricane season, and insurance rates are likely to reflect that. Pembroke Pines employs the CodeRED high-speed notification system to quickly alert citizens by phone, email or text in the case of emergencies.
