A slower-paced life in Penn Township not far from Kennett Square
Framed by the rolling hills of Chester County and open land, Penn Township offers a country setting with suburban convenience. "It's pretty rural. But here is the great thing, it's still [around] an hour from Philadelphia Airport. And it's close to Kennett Square borough, which has become a really popular destination with breweries, restaurants and shops," says Adrien Scheivert, a Realtor with Re/Max Town & Country who has over 20 years of experience. Beyond the appeal of a slower-paced lifestyle, she notes another significant draw to the area for her clients: "What I have found over the years is people move there for the school district and then all of a sudden the grandparents want to move there to be close to the grandkids."

A mix of options, from country homes on acres to townhouses
Winding, oak-shaded roads link neighborhoods and country homes in Penn Township. Colonial Revival and ranch-style houses have a foothold here, often occupying half an acre or more. "You could have 5 acres. It's not uncommon," Scheivert says. Newer communities built within the last few decades add different styles and housing options to the mix. Coventry Reserve offers custom-built homes on one-acre home sites. Senior living communities, like The Villages of Roseview, sell townhouses on low-maintenance lots. "The land size largely determines pricing, and also, if you are in an HOA or are on a regular street," Scheivert says. Modest single-family homes on an acre or less typically range from between $315,000 and $400,000, whereas larger, newer properties with on acreage range from $400,000 to $850,000. Townhouses sell from about $380,000 to $480,000.

Avon Grove School District introduces language studies early on
Students are served by the Avon Grove School District, which is recognized for its strong academic offerings. Kindergarten through first graders attend Penn London Elementary School, rated B-plus on Niche. Second through fifth grades filter into Avon Grove Intermediate School, which earns the same rating. The A-minus-rated Avon Grove Middle School and the A-rated Avon Grove High School offer next steps. Incoming kindergarten students can participate in the district's Dual Language Immersion Program, where classes are taught in both English and Spanish. After parents register their children, admittance into the program is based on a lottery system.
Avon Grove Middle School enrolls about 1,200 students in grades six to eight.
Avon Grove High School reports strong proficiency in math and reading.
Avon Grove Intermediate School serves grades three through six.
Penn London Elementary School is located in West Grove, Pennsylvania.

A local playground, dog park and nearby woodlands to explore
Penn Township Park is a welcoming place for recreation and community connection. The park offers a playground and book nook for the kids where they can read or pick up a book and take it home. It also has a paved walking track, outdoor exercise area and a sand volleyball court. Within 5 miles, locals can visit the dog park at Goddard Park or enjoy the public 18-hole course at Inniscrone Golf Club. The county's open spaces and waterways also encourage adventure. About 10 miles away, White Clay Creek Preserve offers miles of hiking and biking trails through woodlands and along its scenic waterway.

Shoppes at Jenner's Village is the main commercial area in town
Commercial options are anchored in the center of town at Shoppes at Jenner's Village. The shopping center has a Giant for grocery runs, a local cafe, a Mexican restaurant and a regional pub. Fast food spots like McDonald's and Dairy Queen round out options. "Most people go to Kennett Square," Scheivert says, adding that the local shopping and dining scene is diverse. "The Creamery is a fun place. It's half indoors, half outdoors, they have live music a lot and it's dog friendly." Christiana Mall is around 20 miles away for chain retailers from Lush Cosmetics to American Eagle and Coach.

Celebrating mushroom farmers for 40 years at Kennet Square
Kennet Square is a go-to for annual festivities. "They always have the holiday light parade on Black Friday the day after Thanksgiving," Scheivert says. "It's a parade in town and Santa comes through. It's kind of hokey but it's cute, kids love it." The Mushroom Festival rolls around in September and celebrated its 40th year in 2025.

Traveling around the county and to Philly
U.S. Route 1 passes east to west through the township and route 796 runs north to south. Chester County offers a form of transportation called Chesco Connect, where riders can reserve buses ahead of time, and connect to regional destinations. Chester County Hospital is around 20 miles from town. Philadelphia is less than 50 miles away, and its international airport is within 40 miles.
