Penn, located in the foothills of Pennsylvania's Endless Mountains, is a township 25 miles east of Williamsport. A drive down Penn's winding country roads offers views of rolling green hills, trees and pastures – a classic landscape in rural northeastern Pennsylvania. Development is minimal here; weekends can look like venturing out to nearby state game lands spanning thousands of acres or grabbing a drink at the local bar, Tivoli Tavern. "There's not much of anything in Penn other than the township building and some houses spread out," says Bill Dorman, manager and lifelong resident of Penn's neighboring borough, Picture Rocks. "It's mostly farmers living there."
Ranch homes are available on large plots surrounded by trees and hills.

Country living in the hills and overlooking Beaver Lake
Homes in Penn usually sit on either acres of farmland or woods. Styles include farmhouses, ranches and cabins priced between $100,000 and $200,000. Undeveloped land in Penn has also sold for between about $6,000 and $20,000 per acre. The one subdivision in Penn is Beaver Lake Forest around Myers Road. These houses around the lake are valued between $200,000 and $400,000. "There's no city water or septic in most of the township. Penn has some, but not much," Dorman says. So, it's an added benefit that Beaver Lake Forest has a community sewer system, so homeowners don't need to operate their own septic tanks. Creeks running through the low-lying parts of Penn's hilly terrain, such as Muncy Creek and Beaver Run, create a flood risk for some properties.

State game lands and private Beaver Lake
Although it's mostly rural, Penn doesn't have any public parks within its boundaries. "The townships are mostly private land," Dorman says. Just east of Penn, State Game Lands Number 13 spans over 50,000 acres, making it the largest swath of game lands in the state. The land's diverse landscape has waterfalls, creeks, cliffs and rolling hills with dense forest to explore. Licensed hunters can hunt species including white-tailed deer and wild turkeys, and the land is also open to the general public for activities like hiking, horseback riding and cross-country skiing. Beaver Lake is a private, man-made lake on Penn's east side. Members and residents of Beaver Lake Forest can use the lake for fishing and non-motorized boating. For more recreation, residents can wade or tube down Muncy Creek at nearby Picture Rocks Park, and Little League baseball games are held in Hughesville.
There are almost fifty thousand acres of dedicated hunting lands near Penn.

Lycoming County Fair and more events
Although Penn is rural, residents are a short drive for events such as the Lycoming County Fair in Hughesville and the Little League World Series in Williamsport. Dorman says that the county fair, which spans 10 days in July, brings in people from several surrounding townships who compete in events such as livestock exhibitions, motorsports and horseback races. "There's a board of local people that put it on," he says. "If you win a ribbon at the county fair, you go on to the state fair in Bloomsberg in September." In Penn, Beaver Lake Wilderness Club also occasionally hosts events like summer fireworks and kids' fishing derbies for members and the public. Each year in August, the Little League World Series welcomes hundreds of thousands of spectators and youth athletes to South Williamsport, about 25 miles west. The largest event in Lycoming County by far, the tournament lasts a week and a half and has side events like a parade on 4th Street and special exhibits at the World of Little League Museum.
