Harbortown's master-planned community includes townhouses and condos
Harbortown is part of Perth Amboy, a former resort town that offers coastal amenities, shopping and dining. With its location just 20 miles south of Manhattan, the community caters to working commuters with quick access to popular NJ Transit routes and major highways. Harbortown is a unique section of the city with townhouses and condos that form their own sub-community along the Arthur Kill tidal strait. “It's a waterfront community that you don’t have to pay the premium dollar for,” says Corey Jones, a Realtor with Coldwell Banker Realty, who’s been selling homes in the area since 2019. “Prices are far more reasonable, and Middlesex County has favorable tax rates.”
Condos and townhouses starting in the $300,000s
While rental properties make up over 90% of available housing, some of Harbortown’s condos and townhouses can be bought. Parking spaces line the community, and amenities include a clubhouse, gym and an outdoor pool. Three- to four-bedroom condos and townhouses typically sell for $300,000 to $450,000.

Close to train stations, Carteret Ferry service coming soon
Harbortown is out of the way of most of Perth Amboy’s shops and attractions, making the community car dependent for some. Perth Amboy’s train station is a mile south with a line that runs from the Jersey Shore to Penn Station in Manhattan. Harbortown also offers free shuttle service to and from Woodbridge Train Station, located 2.5 miles north. Plans call for adding a ferry service from Carteret to the World Financial Center Pier and the Midtown Terminal. “The Carteret Ferry is due to come online within another two years,” Jones says. “It’s only a 15-minute drive from Perth Amboy and it’s going to make the general area more attractive to city commuters.” Those driving can take Outerbridge Crossing to get to Staten Island and Garden State Parkway to get to Newark and South Jersey. HMH Raritan Bay Medical Center, the closest hospital, is just a mile west. Newark Liberty International Airport is 13 miles north.
Shopping and dining on State Street, in Downtown Perth Amboy
For shopping and dining, residents will have to leave Harbortown. Just south on State Street, Santo Domingo Grocery is a local market with fresh produce and Dominican products. There are also local restaurants like El Tiro De Balilo Steak House and Torres Cafe with authentic Puerto Rican dishes. One mile south, Downtown Perth Amboy is a major shopping and dining hub with local businesses and chains. Supremo Food Market is on King Street for larger grocery runs.
Harbortown residents can enjoy a diverse menu that includes meats, fish, juices, shakes, and sandwiches at Don Manuel Restaurant.

Harbortown residents have their own fishing pier on the Arthur Kill tidal strait. Thomas Mundy Peterson Park is a new sports facility just south of the neighborhood with a soccer field and a baseball diamond. One mile south near downtown, there’s a waterfront walkway and a marina with access to Raritan Bay. And 1.5 miles south, Sadowski Parkway Waterfront Park has a half mile of sandy beaches.
