Along the Raritan River, Southwestern Perth Amboy is a compact neighborhood near shopping and dining. Residential and commercial areas take up the center of the community, while industrial sites, which make up nearly 60% of the neighborhood’s zoning, are found along the coast. Before becoming its own bustling New Jersey city, Perth Amboy was a resort town. Construction in the area increased in the late 1800s, and the city saw more redevelopment in the 1990s. The area today offers easy access to major thoroughfares and public transportation, a range of housing options and outdoor, coastal amenities. “Perth Amboy is a peninsula, so there’s a lot of recreation on the water,” says Yolanda Flores, a Realtor with Keller Williams by the Bay, who’s been selling homes in the area since 2014.

National-style homes starting in the $300,000s

Rental properties make up nearly 80% of available housing, but there are still single- and multi-family homes available to buy. National-style and Cape Cod homes that were primarily built in the early 1900s are packed tightly together with small backyards. Residents often have to rely on street parking in this neighborhood. Single-family homes typically sell for $300,000 to $500,000, while multi-family homes usually go for $450,000 to $750,000. Two-bedroom condos range from $200,000 to $300,000.

Shopping and Dining on Smith Street

Most of the neighborhood’s shopping and dining, including plenty of small, local businesses, is concentrated along Smith Street. Joe's Meat Market is a local butcher shop that’s been in the area since 1976. Local dining options include SE Salio El Pollo with Peruvian dishes and El Meson Restaurant for Dominican plates. ShopRite is also in the north end for groceries.

Commuting to NYC by train,

Southwestern Perth Amboy gets a high walkability score and offers several ways to travel around the region. “There’s a large number of commuters here. Some are using mass transit, but most of them are just driving their own personal vehicles,” Flores says. Driving to Manhattan takes about an hour on Interstate 95, but can vary depending on traffic. The train ride to Penn Station in Manhattan takes about an hour on the North Jersey Coast Rail Line that runs through Perth Amboy Station. The train also runs to the Jersey Shore. Outerbridge Crossing gets commuters to Staten Island and Garden State Parkway leads to Newark and South Jersey. Raritan Bay Medical Center is less than a mile north. Newark Liberty International Airport is 15 miles north.

Fishing and boating around Raritan Bay

Perth Amboy’s location on the coast offers plenty of recreation opportunities on the water. Less than a mile south, Sadowski Parkway Waterfront Park has sandy beaches, and the High Street Municipal Pier is a popular fishing spot. One mile east, boats can be parked at the Perth Amboy Harborside Marina or with the Raritan Yacht Club for direct access to the bay and the Atlantic Ocean.
