Located along the Arthur Kill tidal strait in Perth Amboy, New Jersey, State Street offers a mix of housing options close to recreation and restaurants. This former resort town is about 30 miles from New York City and appeals to working commuters. While single- and multi-family homes make up nearly a quarter of the neighborhood’s property mix, more than 80% of the community rents rather than owns. “The local investor market is very attractive because it’s such a strong rental market,” says Corey Jones, a Realtor with Coldwell Banker Realty, who’s been selling homes in the area since 2019. Currently, over 1 million square feet of warehouse space is being constructed on former industrial zoning along the waterfront. Dubbed “BridgePort II,” city officials say the 73-acre site will create around 1,500 permanent jobs.
Colonial-style homes starting in the $300,000s
Homebuyers can find colonial and national-style homes from the late-1800s and early-1900s. Houses here are packed tightly together with minimal front and backyards. Some homes have driveways on the side of the property, but other residents rely on street parking. Single-family houses typically sell for $300,000 to $500,000, while multi-family homes usually go for $500,000 to $700,000. There are also several apartment and condo complexes with one- to four-bedroom units that sell for $225,000 to $475,000.

Train station, major thoroughfares nearby
Perth Amboy’s train station is less than a mile south near downtown. The station’s line runs from the Jersey Shore to Penn Station in Manhattan, which takes about an hour. Those driving can take Outerbridge Crossing about 10 miles to get to Staten Island and Garden State Parkway to get the 20 miles to Newark or into South Jersey. Raritan Bay Medical Center is just a mile west and Newark Liberty International Airport is 14 miles north.

Thomas Mundy Peterson Park is a new sports facility in the neighborhood with a soccer field and a baseball diamond. With its location on the waterfront, residents have quick access to fishing and boating attractions. “Some people fish directly off the pier, there’s a waterfront walkway and there’s also a marina for small boats and jet skis,” Jones says. And just a mile south, there’s a half mile of sandy beach along the bay.

Shopping and dining along State Street
Along State Street, Santo Domingo Grocery is a local market with fresh produce and Dominican products. Popular local restaurants in the neighborhood include El Tiro De Balilo Steak House and Torres Cafe with Puerto Rican eats. Downtown Perth Amboy is less than a mile south with local businesses and regional chains like Supremo Food Market. Downtown also has The Armory, an upscale waterfront seafood restaurant.

Communications and health sciences academies at Perth Amboy High
Students may start at Edward J. Patten Elementary, which gets a C from Niche, before going to Samuel E. Shull Middle, which has a C-minus. Perth Amboy High receives a C-plus and offers specialized academies in communications and health sciences. State Street is also home to Perth Amboy Magnet School, where students can apply to attend high school to study such career and technical areas as auto technology, carpentry, culinary arts and computer systems technology.
