Peter is a stretch of farmland in northern Utah with wild grass meadows and panoramic views. This agricultural prairie lies below misty mountains and vibrant canyons. Just outside Logan, an active college town home to Utah State University, Peter provides a slow-moving lifestyle where residents can see the countryside for miles beneath the vast western sky. "It has appealing mountain and valley views," says Jason Holmes, a Logan resident and Leasing Specialist at Achievement Realty. "People want a rural lifestyle with agriculture and land, so they're moving here for peace and quiet."
Farmland and acreage with potential for development
Roads traverse the low-lying landscape and undeveloped land. The area's architecture includes stand-alone farmhouses and ranch-style homes built in the 1980s. Most houses sit on multiple-acre properties, used for horse stables, hobby farms and pastures. While much of Peter is undeveloped, some areas, like the Mountain View Acres Subdivision, have irrigated single-family lots zoned for new construction. Home prices range from $600,000 to $1 million. "Most people living out here own 5-plus acres," Holmes says.
The CAP Index score in Peter is 1 out of 10, lower when compared to the national average of 4.
All schools receive a B-plus or higher
Mountainside School earns an A-minus grade from Niche. North Cache Middle School also has an A-minus and provides an Academic Mentor Program for student support. Mountain Crest High School receives a B-plus with 13 sports and competitive extracurricular activities like Model UN and the Scholastic Olympiad team. Utah State University enrolls about 28,000 students and offers four-year programs such as mechanical engineering and economics degrees.
Main Street markets and eateries in Logan
Home to Utah State University, Logan is the nearest city center, with Main Street boutiques and local eateries about 10 miles east. The area's supermarkets include Walmart Supercenter and Smith's, located along Main Street. The Crêpery Logan is a French pastry shop serving specialty coffee drinks in a trendy dining space. It is impossible to discuss the dining scene here without mentioning Angie's, a well-established diner that has served breakfast dishes and American classics since the early 1980s. "We have a lot of local dining and a great art scene," Holmes says. "Breweries are popping up all the time, and we're a college town, so there are a lot of students and startups."
Boating in the Benson Marina or hiking in the Wellsville Mountains
Benson Marina is a favorite community with boat ramps for kayaks, paddleboards and jet skis. The Benson Railroad Bridge Trail is a 2-mile loop surrounding the bog, with places to birdwatch and reel in catfish. In nearby Mendon, Taylor Park is a green space with a playground and a soccer field. Residents can also hike the Wellsville Mountain Wilderness Area in Wasatch-Cache National Forest. The Deep Canyon Trail is a 3-mile hike that gains 3,000 feet in elevation, traversing lush aspen forests and the desert. "You can go duck hunting or canoeing on the Cutler Marsh," Holmes says.
Routes to Logan, airports and Salt Lake City
Public transportation is limited in Peter, although Mendon has a park-and-ride area for people who commute using the Connect Public Transit system. State Route 30 is the area’s main thoroughfare. Logan is about 10 miles east on state Route 30, and Salt Lake City is roughly 85 miles south on Interstate 15. The Ogden-Hinckley Airport offers some domestic flights, while Salt Lake City International Airport (SLC) offers nonstop trips to cities worldwide.
