In Fairview Township, nature takes priority over development

Country living is calling in Fairview Township. This northern Pittsburgh community's backwoods landscapes are largely untouched by recent development. There are fewer commercial hubs here on the county outskirts than there find further south toward the center. Residents enjoy the quiet remove and lush natural scenery, unfettered by pavement palaces and through traffic.

A slower market with vintage homes and fixer-uppers

The township has a unique collection of older homes, most dating to the 1930s. These properties will likely need cosmetic updates and a little TLC, but prices are generally lower in this remote locale. Fixer-uppers range from around $50,000 to $70,000, and a little fresh paint can go a long way here, with renovated properties selling for almost $150,000. Fairview Township owners tend to stay put, so listings aren't overabundant. "The market is up in the air because it's so removed," says Joan Sorce, Realtor at RE/MAX Select Realty. Properties can take up to two months to sell here.

Karns City Area schools offer arts, design and athletic programs

Kids have access to the sought-after Karns City Area School District. "This is the district everyone wants to be in," Sorce says. Chicora Elementary and Karns City Area Jr. Sr. High School earn C-plus grades from Niche. The upper school is known for its various extracurriculars, spanning subjects from performing arts to graphic design and athletics. School buses are available to and from school.

State game lands and the Allegheny River are minutes away

This rural town attracts hobby hunters during the cooler months, with several sprawling state game lands nearby. "You can find anything from deer to turkey and small game here," Sorce says. The banks of the Allegheny River are also minutes away for a hike through the woodsy wetlands. The population count hovers around 2,000 here, and the small town stays connected via the community's Facebook page. Local happenings include annual clean-ups and holiday celebrations such as trick-or-treating. The parish leadership meets at the municipal building monthly to review civic subjects.

Local spots serve American fare; big-box stores are out of town

Centurian is a casual go-to for breakfast and lunch where it's common to run into a neighbor. Oil Boom Saloon is across the street in an old rail building, serving regulars American staples and tap beer. The Corners is a newer addition to the community serving old-fashioned ice cream and burgers. DG Market covers fresh produce and other groceries. Locals must head about 25 minutes into Butler for additional restaurants and big-box stores like Target.

Pittsburgh is just over an hour away for daily commuters

Pittsburgh's soaring cityscapes are just over an hour away, which is a daily commute for some. Butler's major medical centers and the local school system are main employers nearby. The closest interstate inlet is a scenic 20-minute ride away.
