Suburban growth east of Highway 130

Like most land immediately north of Austin, East Pflugerville has changed a lot in a short amount of time. Prior to the tech boom that started in Austin in the 1990s, East Pflugerville was little more than vast expanses of farmland. "Once the toll road came through, a lot of development started happening east of Texas State Highway 130," says Realtor Miriam Moorman of Fathom Realty. "It just kept getting developed further and further east. And then came the neighborhoods around Lake Pflugerville, which is a manmade lake, so they didn't exist before. Once that all got developed, then, of course, it became a very attractive area." Nowadays, shoppers in the area can dip into Costco, then cruise east down Kelly Lane, passing a gallery of subdivision signs that adorn stacked-stone walls. Behind each sign sits a meticulously designed master-planned community loaded with community amenities, with some communities pushing up against top-rated schools, all coming together to help make East Pflugerville one of the fastest-growing markets in the northern reaches of greater Austin.

Multiple master-planned subdivisions

A land of subdivisions, East Pflugerville features hectares of planned communities built along major connector roads like Weiss Lane. The subdivision tend to offer many of the same selling points, including walkable, manicured streets, a range of home sizes and numerous community parks. Yet there are subtle differences. While homes in Falcon Pointe tend to follow a traditional architectural style, some in Carmel opt for a modern Prairie style. Prices can vary slightly across subdivisions, with some offering a higher price point. For example, while most single-family homes in Westcreek sell for between $325,000 and $425,000, homes right next door in Sorento usually sell for between $400,000 and $700,000.

Walkable 'educational villages' and early college credits at Weiss High School

Residents enjoy what they commonly call an "educational village," affording immediate access to highly rated schools. Most students begin at Murchison Elementary, which has a Niche score of A and offers class sizes below the national average of 17 students per teacher. Next comes Kelly Lane Middle School, rated A-minus, which also offers below-average class sizes. The last step for most students is Weiss High School, which has a B-minus rating while offering early college credits through a partnership program with Austin Community College.

Waterparks and horseback riding, kayaking on Lake Pflugerville

Among East Pflugerville's largest selling points is its ample access to recreation. Small playgrounds, dog parks, community pools, indoor fitness centers and outdoor workout areas dot each subdivision, while sidewalks and paved walking trails ensure most residents are within walking distance of a green space, such as Falcon Pointe's zipline park and disc golf course. Across Kelly Lane, the Blackhawk Golf Club offers a public driving range and 18 holes. But the neighborhood's real outdoor gem is Lake Pflugerville, a 180-acre reservoir encircled by a 3-mile walking trail and numerous piers for fishing or putting in a kayak. “The lake is incredible,” says Realtor Michelle Burns of eXp Realty. “There are no motorized boats allowed, so it’s really peaceful, and it’s a great place to relax.” If the swimming beach on the lake's north shore is too crowded, Typhoon Texas Waterpark Austin is directly across Texas State Highway 130, aka the Pickle Parkway. A few equestrian ranches offer horseback riding and summer camps amid the waning pastoral landscape of East Pflugerville.

Costco visits and wagyu beef from Broth & Basil

Residents with a Costco membership do their shopping directly west of the neighborhood, which is heavily stocked with businesses. More shopping can be found across the Pickle Parkway at Stone Hill Town Center, which is anchored by a Cinemark. Residents visit the shopping center to run errands at big box stores like Target, Home Depot, Ross and other national brands. Across the parking lot, a string of restaurants includes mostly fast-food chains like Whataburger or Torchy's Tacos as well as casual sit-down options like Chili's Bar & Grill. There are also a few locally owned restaurants such as Broth & Basil, a traditional Vietnamese eatery known for its popular specialty dish, pho wagyu.

Reduced-rate rideshare for Pflugerville residents

With the Pickle Parkway immediately adjacent to the neighborhood, most residents rely on a car to make the roughly 20-mile trip to downtown Austin. Traffic around Pflugerville tends to slow down during peak hours yet moves at a normal pace during most other hours of the day. Pflugerville does not have public transportation because the city opted out of CapMetro service several years ago. But the Pfetch a Ride program offers an alternative in the form of one-way rideshare trips for a flat rate of $4, valid for trips made within city limits.

Turkey Trots, casino nights and Pfishing Day

HOAs help ensure each subdivision brims with activities and community engagement. In Falcon Pointe, an annual casino night takes place at the community clubhouse. The fanfare offers an evening of cocktails, live music and roulette wagers for adults in attendance. Family-friendly events occur just as frequently, including the annual Thanksgiving Day Turkey Trot 5K. There are also events open to all residents, not just individual subdivisions. Fishing is popular on Lake Pflugerville, so, to help locals get acquainted with laws and regulations, the Pflugerville Parks & Recreation department hosts Pfishing Day. The popular tournament occurs annually on the first Saturday in June — the one day a year when anyone in Texas can fish on a public body of water, even without a fishing license.

Things to consider

On the precipice of farmland, and with a manmade reservoir at its center, East Pflugerville has some environmental risks. Several flood zones slice across the area following an unnamed creek, eventually colliding with Lake Pflugerville. Homeowners in these areas might be required to purchase flood insurance. Austin's Fire Department Wildlife Division considers East Pflugerville to have an elevated wildfire potential. Areas less than a mile northeast pose a high wildfire potential, adding to the risk throughout East Pflugerville, which is almost entirely in an ember zone.
