An active master-planned suburb next to growing commercial magnets
Pflugerville is a sporty town. After all, it was the primary filming location for all five seasons of "Friday Night Lights," the fan-favorite football show. Even after the fictional Panthers played their last snap in 2011, master-planned neighborhoods like Highland Park help maintain the area's athletic appeal. Pflugerville's growth over the last decade has led to an explosion of recreation amenities, including a network of hike and bike trails and a multitude of indoor facilities. Adjacent to the fast-growing Stone Hill Town Center, Highland Park sits between all of these offerings, making it one of Pflugerville's most active and convenient neighborhoods. “So many families are moving here because they want the great schools and they want all the parks and other amenities,” says Realtor and Pflugerville resident Michelle Burns of eXp Realty.

A-rated high school in top 10 for Travis County
A robust school system attracts many buyers with children to Pflugerville. "In general, as a school district, Pflugerville is probably more well thought of than Austin ISD," says Realtor Miriam Moorman of Fathom Realty. "On the search sites that people usually look at – School Digger, Niche, Great Schools – generally, Pflugerville is going to be rated higher." Young students being school at either their neighborhood's namesake, Highland Park Elementary, rated A-minus by Niche, or down the street at Brookhollow Elementary, rated B. Once they reach sixth grade, students attend Park Crest Middle School, which is also rated B. All three schools have class sizes well below the national average of 17 students per teacher. Hendrickson High School is the last step for public school students in the neighborhood. Rated A by Niche, Hendrickson High ranks in the top 10 high schools across Travis County.

Movie theaters, waterslides and Korean BBQ at Stone Hill Town Center
With Stone Hill Town Center composing the eastern portions of Highland Park, the neighborhood offers easy access to ample shopping, dining and entertainment. In addition to a Cinemark movie theater and the Typhoon Texas Waterpark, the 900,000-plus square foot shopping center houses chain restaurants like In-N-Out Burger, big box stores like Target, and locally owned restaurants like Broth & Basil, a popular Vietnamese pho kitchen with a Texan twist. Along with the rest of Pflugerville, options continue to widen as new businesses arrive on scene. "That area is definitely booming. We've got new businesses like Gen Korean Barbecue that's opening soon, and the new Hobby Lobby. So, there's, there's definitely growth, shopping and activity taking place right there," says Terri Toledo, interim executive director for the Pflugerville Community Development Corporation. Across TX-130, some residents procure groceries at the Costco Wholesale on Kelly Lane. Others choose to drive a tad further south on Dessau Road to a collection of supermarkets, including a Walmart Supercenter and an ALDI location.

New city rec centers and indoor climbing gyms
At Stone Hill Town Center, HitTrax's indoor batting cages are a popular place to practice hitting fastballs. On the other side of the neighborhood, regional chain Crux Climbing Gym opened a new location in Pflugerville in October of 2024. Not to mention the city's Downtown East development project includes a revamped city rec center, which will be located closer to Highland Park than the preexisting rec center on Immanuel Road. "This facility will be over 120,000 square feet, featuring amenities like indoor aquatic play, a fitness center, four high school-sized courts for various sports, and an adventure track," says Jonathan Hanson, recreation superintendent for Pflugerville Parks and Recreation. "It will significantly expand our capacity for community programs and events. During the transition, we will continue to operate at our current facility to minimize service disruption." As for outdoor recreation, Highland Park's private pools, playgrounds and nearly 2 miles of paved walking trails make it among Pflugerville's best-stocked neighborhoods for outdoor activities. Sidewalks, trails and linear parks help provide cycling routes from one end of the neighborhood to the other. On the eastern side is Stone Hill Park, popular for its fenced-in dog park. On the western side, Wilbarger Creek Park's playground and walking trails attract a growing number of residents as plans for new amenities move forward, such as an amphitheater and connections with Pflugerville's network of public hike and bike trails.

Established Craftsman's and modern condos
The neighborhood gets its name from a master-planned subdivision that eclipses most of the land in the neighborhood, which itself is broken up into two communities: Highland Park and Highland Park North, each with their own HOA. The rest of the neighborhood comprises Sage Valley Senior Living Facility and some luxury apartment and condo communities, like Old Town East, which act as a buffer between commercial areas and residential subdivisions. Single-family homes in Pflugerville neighborhoods are often homogenous in their aesthetics. Highland Park, meanwhile, includes a wider mix of architectural styles than most other neighborhoods. In particular, Craftsman-style cottages and Prairie-style multi-story homes are quite common in Highland Park, with both styles selling for a range of $300,000 to $475,000. Most of the neighborhood's condos were built within the last 10 years, compared to the area's single-family homes, most of which were built between 2000 and 2010. Condos with modern amenities typically sell for a higher range of $550,000 to $650,000.

Commutes and rideshare to Amazon, PepsiCo
TX-130 is the main north-south roadway for Pflugerville and is how most residents reach locales away from the city, such as the many tech employers that bedazzle the region. It can also be used to reach major employers in Pflugerville, such as an Amazon Fulfillment Center and a PepsiCo distribution center. TX-130 also connects with TX-45 directly north of Highland Park, offering a way to travel east-west all the way to the Lakeline Mall in Cedar Park. Both highways are toll roads though, prompting some drivers to stick to city streets. Pflugerville does not have public transit, but an alternative option exists in the "Pfetch a Ride" program, which offers reduced-rate rideshare trips within city limits.
A community of green thumbs and decorators
The Highland Park Homeowners Association is how most residents stay social and connected to their community through annual events like National Night Out. The HOA also organizes frequent contests to keep the neighborhood beautiful and lively, including a Yard of the Month award and annual contests for holiday decorations, like Halloween and Christmas. The neighborhood is also less than 2 miles north of Pfluger Park, site of the annual Deutsche Pfest, an Oktoberfest party that serves as the high-water mark for Pflugerville festivities.

Things to consider
Highland Park sits a hair east of the headwaters for Wilbarger Creek, an intermittent stream that only flows seasonally. For most of the year, it remains a soggy strip of wild grass that runs across the neighborhood. But when it rains heavily, like many creeks in the Austin area, it becomes prone to flooding. Within the neighborhood, a high-risk 100-year floodplain compels some homeowners to purchase flood insurance.
