On the south side of Texas State Road 45, the furthest subdivisions of Pflugerville are closer than they appear. In the Upper Westside, the collection of master-planned communities were designed to keep people close. The suburban streets are cross-hatched by cut-through paths and greenbelt trails, while new traditional homes are packed together to form quaint, interconnected communities where homeowners frequently mingle. Plus, employers surrounding the neighborhood help highlight an aura of opportunity. “One of my favorite things about living in this area is the sense of community,” says Realtor Michelle Burns, a Pflugerville resident. “The parks are fantastic, and the schools are great, but it’s also a place where people know each other, and we have a lot of events throughout the year as a community.”

New traditional homes and townhouses in a variety of subdivisions

Most of the Upper Westside consists of Springbrook, a subdivision that contains several neighborhoods. Each is overseen by its own HOA, such as Springbrook Glen, which requires quarterly dues beginning at $61, although the frequency and amount of dues vary across subdivisions. Additional single-family homes can be found in other subdivisions throughout the Upper Westside, such as Glen Ellyn. Prices and designs remain fairly consistent across the area, with new traditional homes selling in a variety of floorplans from $350,000 to $530,000. Townhouses and duplexes can be found in communities like Center 45, some sporting private amenities like community pools. Those options tend to sell for $350,000 to $375,000.

Quicker scenic rides across the Springbrook Greenbelt

Despite being one of the furthest-afield neighborhoods in Pflugerville, the Upper Westside doesn't feel as far away due to its interconnected trail system. "Pflugerville is the trail capital of Texas," Toledo says. "We have over 60 miles of trails, and we have focused on investing in trail gap solutions to make sure that our existing trails are connected together to serve as an additional connectivity opportunity." The Springbrook Greenbelt is over a mile long, allowing residents west of Schultz Lane to cut across the neighborhood to Heatherwilde Boulevard, saving time when heading to Springbrook Neighborhood Park. Trail heads cut between houses, with routes passing by community amenities such as Springbrook Glen Community Park's playground, sand volleyball court and basketball hoops. Subdivisions like Glen Ellyn also boast a community park, while Royal Pointe Park offers a colorful jungle gym.

The famous backdrop of Pflugerville High School

Although most students in the neighborhood attend schools in Pflugerville, those in the far northern parts of the Upper Westside attend schools in the Round Rock Independent School District. Most students on the Pflugerville side begin school at Windermere Elementary, which has a Niche rating of A-minus and class sizes below the national average of 17 students per teacher. Park Crest Middle School is rated B, followed by Pflugerville High School, rated A-minus. However, Pflugerville High School is better known in the full hearts of football fans as home of the Dillon Panthers, the fictional high school team depicted in the 2000s TV show "Friday Night Lights," which filmed at the school.

HOA social groups bring online friendships to life

Neighborhoods with HOAs are common throughout the Upper Westside, and their social events help strengthen the sense of community. In Springbrook, the busy calendar includes a biannual garage sale and a National Night Out party involving food trucks and live music on the lawn of Springbrook Neighborhood Park. The HOA also helps organize social groups, allowing residents to make friends online and in-person through shared interests such as couponing, gardening or arts and crafts.

The northern part of the Upper Westside contains low industrial activity, such as a UPS Customer Center and an Amazon warehouse. Commercial activity isn't too far outside the neighborhood. For groceries and other weekly essentials, residents can choose between a H-E-B at the District shopping mall or a Target at Stone Hill Town Center. Quick bites can be found at chain restaurants surrounding the neighborhood, including a Dutch Bros Coffee or a Waffle House. Further Down A.W. Grimes Boulevard, restaurants can be found at the Unity Plaza shopping center, including Buddha Burger, which prides itself on using fresh ground meat prepared in-house every day.

Pfetching a ride across Pflugerville

State Road 45 arches over the Upper Westside, lending three entry ramps along the neighborhood's northern edge. To get around town, Pflugerville does not have public transportation because the city opted out of CapMetro service several years ago. But the Pfetch a Ride program offers an alternative in the form of one-way rideshare trips for a flat rate of $4, but all trips must be made within city limits.

Things to consider

The headwaters of Wilbarger Creek are in the Upper Westside, and a flood zone follows the creek's southeastward course across the neighborhood. Most residential streets are unaffected; however, a few individual homes are located in flood zones, which often requires the homeowner to purchase flood insurance. Additionally, there's an elevated potential for wildfires in the Upper Westside, according to the City of Austin's Fire Department Wildfire Division.
