The site of an established subdivision, an Amazon warehouse and one of Pflugerville's most popular parks, Wilbarger offers several of the selling points that attract buyers to Pflugerville. Plus, with its expanse of undeveloped land, the neighborhood is primed for more growth. "That area is definitely booming," says Terri Toledo, interim executive director for the Pflugerville Community Development Corporation. A private-public partnership called Downtown East will help Wilbarger grow alongside an expanding downtown in Pflugerville's Central District, on the other side of Gilleland Creek. "We're going to be extending Main Street eastward. It will create some more synergy between the current downtown and across the creek," Toledo says.

Downtown East will bring businesses even closer
On the west side of FM 685, a mostly undeveloped parcel of land separates Wilbarger from downtown Pflugerville. Soon, however, residents will be able to easily walk to popular downtown businesses like El Rincon or Hanovers Draught Haus. "We're actually going to be expanding Main Street and connecting it all the way over to 685," Toledo says. "It's going to have a new city hall, the new voter-approved recreation center, a big plaza and field area, and retail potential, like hotels and restaurants." Currently, Wilbarger residents usually shop at Aldi, H-E-B or the Walmart Supercenter directly northwest of the neighborhood. As the main thoroughfare, 685 is also home to locally owned businesses, including diverse shopping options like Al Zaytoon Market. Next door, Pita Shack's gyros and baba ghanoush make it one of the most popular restaurants in Pflugerville.

New traditional homes in Bohls Place
Along with the rest of Pflugerville, Wilbarger continues to attract buyers with its low home prices compared to prices a few miles south in Austin city limits. “Pricing is definitely at the top of the list,” says Realtor Michelle Burns of eXp Realty. Bohls Place, the main subdivision in Wilbarger, was developed between the mid-1990s and early 2000s, primarily with new traditional homes rich in ornamentation, including red-brick exteriors blended with white-vinyl siding. Most multistory options begin around 2,600 square feet and sell for $450,000 to $500,000. Single-story homes, meanwhile, typically range in size from 1,800 to 2,100 square feet, running from $375,000 to $425,000.
Museums, bocce and community pools at Heritage Park
In the Bohls Place subdivision, the northernmost cul-de-sacs push right up against Heritage Park, including some with cut-through trail connections, making it easy to get to the park without a car. Heritage Park is among the city's most established gathering places, featuring sand volleyball, bocce, basketball and its biggest attraction, the Scott Mentzer Pool, complete with a waterslide. The park is also home to the Heritage House Museum, which preserves the history of immigrant farmers, many of them German, who helped establish Pflugerville in the 20th century. Residents can also take the Heritage Loop Trail to reach numerous parks around the Central District of Pflugerville, such as Pfluger Park and the Gilleland Creek Pool. Across Pecan Street, the Pecan Park Greenway trail provides even more connections with nearby recreation facilities, including sports fields, indoor gyms, skateparks and BMX tracks.

The Pflugerville Pfarmers Market and more events at Heritage Park
The pinnacle event for Heritage Park is the Pfluerville Pfarmers Market, a weekly get-together where vendors from across the area sell produce and other artisanal goods like local honey or baked goods. The Heritage House Museum also hosts events for the community, such as an annual Harvest Fest in October, featuring food trucks and live music, plus a Christmas open house that includes choir performances from local schools and a visit from Santa Claus.

Diversity and small class sizes in well-rated schools
Local students begin at Brookhollow Elementary, which has a Niche rating of B. For sixth through eighth grade, students attend Park Chrest Middle, also rated B. For the last four years of school, students attend Pflugerville High School, rated A-minus. All three schools earn ratings of A or higher for their diversity. Additionally, students at all three schools often work in class sizes smaller than the national average of 17 students per teacher.

Pfetching a ride across town
Compared to the rest of Pflugerville, Wilbarger has a fast highway connection to Austin due to its proximity to Texas State Highway 130, also known as the Pickle Parkway, which forms the neighborhood's eastern border. The toll road reaches other major commuter highways and roads further south, such as Parmer Lane or the Manor Expressway. Most residents are car-dependent, seeing as Pflugerville does not have public transportation since the city opted out of CapMetro service years ago. However, the Pfetch a Ride program allows rideshare users to make one-way trips for a flat rate of $4.
Things to consider
According to the city of Austin's Fire Department Wildfire Division, there is an elevated risk of wildfires in Wilbarger, which also finds itself in an ember zone, roughly 5 miles southwest of an area around Hutto that has the highest possible risk of wildfires. Additionally, the neighborhood is home to some flood zones, most of which do not directly impact residential areas. However, there is a 25-year flood zone at the southern entrance of the Bohls Place subdivision.
