Philadelphia and Italianate row houses
Sidewalks run along Allegheny West’s grid-patterned streets, where residences commonly offer street parking. Investors and renovation gurus can find row house properties in need of full updates for $45,000 to around $100,000. “A lot of investors come in to provide housing for people to rent,” Ou says. “But I also work with a lot of first-time homebuyers or people who need to change houses to meet the needs of their families.” Philadelphia brick and Italianate-influenced row houses that are move-in ready, many with recent upgrades to both the interior and exterior and some with front porches, typically cost between $95,000 and $225,000. On the north side of town, there are brand new townhomes offering 2,200-square-foot units for around $550,000.Connection through the Allegheny West Foundation
According to CAP Index, Allegheny West receives an overall crime score of 6 with a score of 10 in crimes related to homicide. The Allegheny West Foundation has a major presence in the neighborhood, with goals to improve the quality of life for locals. “Allegheny West is a strong community that I’m proud to be part of. Since COVID-19, we stepped up with community organizations to provide free food to those in need,” says Ronald Hinton, Executive Director of the foundation. In addition to a free weekly food drive, this neighborhood nonprofit also provides housing and small business resources, gets the community together for cleanups and offers convenient living for Allegheny West senior and handicapped citizens.Using the SEPTA to get around Philly
The SEPTA bus services the town, with stops on almost every corner. Residents can take the SEPTA train from the Allegheny station, which runs into Center City or out to Norristown. To the east on Broad Street, passengers can grab the metro at the Allegheny subway station. U.S. Routes 1 and 13 run through the area, and Interstate 76 is easily accessible just across the river.Local takeout and dine-in eateries
Allegheny West provides a walkable atmosphere for residents to grab food or essentials. Corner markets and takeout restaurants are scattered throughout the community, but most are found along the busier – and noisier – thoroughfares of 22nd Street, Allegheny Avenue and Lehigh Avenue. Allegheny Diner serves breakfast all day, and D’s offers Caribbean platters. Bob’s House of Crabs is the go-to spot to pick up seafood, and Henny’s Sports Bar nearby is a local pub with live music. On the west side near the Schuylkill River, In Riva serves wood-oven pizza alongside other Italian classics, and to the east on Broad Street, Max’s Steaks is a Philly cheesesteak staple. For groceries and shopping, Bakers Centre just north of Allegheny Avenue, is a plaza with a ShopRite, Ross, Planet Fitness and other storefronts.Nearby public, KIPP and private schools
Students can attend kindergarten through eighth grade at E W Rhodes Elementary School, which Niche grades a D-plus, before advancing to Strawberry Mansion High School, graded a C-minus. Also in Allegheny West is a KIPP Philadelphia Elementary Academy for kindergarteners through fourth graders and a KIPP Philadelphia Preparatory Academy for fifth through eighth graders. St. James School, a private, tuition-free Episcopal middle school, is in the neighborhood. This school shares a campus with the Church of St. James the Less, whose building is made of ornate stone Gothic Revival architecture.City parks and the Schuylkill River Trail
Right off 22nd Street is Panati Playground, which has brightly colored play areas, a basketball court and a fitness loop with athletic equipment. This park is where Allegheny West Foundation holds its community food drives. 29th and Chalmers Park also offers a playground and athletic courts, in addition to open green space used for community get-togethers and youth league games. On the south side, the Widener Branch public library features computer labs and meeting space, with an Indego bike share station right outside. Locals can then bike – or walk – a few blocks west to the Schuylkill River Trail, which runs along the Schuylkill River from Center City to Reading. “They developed the path, so now you can run and jog all the way down by the river,” Ou says. “And they're building a lot of condos and apartments along the water.”
