Cedar Park is a beautiful area of West Philadelphia known for its grand architecture. Cedar Park was a streetcar suburb, a community of homes built around streetcar lines, now replaced by the light rail while retaining much of the Queen Anne-style architecture from its founding. “The community has a lot of different people living here, with a lot of new investment,” says Keller Williams Realtor John Lee. These historic homes and townhomes range from brick to stone siding and feature magnificent, pointed turrets in various colors. Most homes sit along grid streets with sidewalks and street parking. However, some homes feature attached garages in the back, depending on the area. Homes typically have fenced backyards, a smaller front yard and a front porch where locals can relax. “Homes are reasonably priced and nicely renovated, plus the area is growing and is a melting pot of diversity,” says John Lee. Prices vary depending on home style; a smaller townhome in need of some T.L.C. starts around $225,000, while larger homes can go from $600,000 to as high as $1.3 million dollars.

Shopping and dining along Baltimore Avenue
Baltimore Avenue has an eclectic variety of shops and restaurants for local shopping and dining. Locals start the day at the Gold Standard Café, a cozy diner with extensive breakfast, brunch, burger and comfort food dinner menus. Savory subs and sandwiches are dished out at Lee’s Deli, with a menu of Philadelphia classics and a mix of Asian flavors. Locals can special order Banh Mi sandwiches at Fu-Wah Mini Market while shopping for specialty Asian ingredients. Jazz and recreation in Cedar Park

Very walkable and bikeable area. Close to parks (Clark Park, Cedar Park, Malcolm X Park) and universities (Penn, Drexel, USP). Very diverse, and friendly neighbors. Beautiful houses and very green neighborhood (especially for the city).

The housing isn't bad - many houses in West Philadelphia are older, and the rent is cheap the farther you get from campus.

There is a lot of potential for West Philadelphia. There is a huge need for more Grocery Stores in the city in general. There is a really great diversity of people in the area and I do not see that changing too much in the near future, which is good.

Very nice and quiet neighborhood. Not very eventful, though. You would have to travel to find the events around town. Overall, this neighborhood is pretty nice.
