Improving neighborhood near the city

Located along the Market Street corridor in West Philadelphia, Dunlap is a small city neighborhood anchored by a historic school that was converted into apartments more than 30 years ago. “It’s close to the city, and because the city is more expensive, people are coming here,” says Andres Duran Saavedra, a local Realtor with Giraldo Real Estate Group who has seven years of experience. “The area is still a work in progress but a lot of the properties are being rehabbed and people are investing so it’s definitely improving. I typically see a lot of couples and people from the university moving here.”

Colonials and gothic revival homes

Dunlap’s residents live in a densely populated community with colonial and gothic revival row homes made of brick and stone arranged in a classic city grid. Home prices generally range from about $100,000 to $300,000. At the high end, someone considering investing in rental properties can purchase a three-unit triplex for approximately $275,000 or more. Around that same price point, they could acquire a freshly renovated 3-bedroom, 2.5-bath row house with modern amenities, fixtures and a finished basement. A simpler 900-square-foot row home with two or three bedrooms will cost around $150,000. There are about 960 total homes in the neighborhood and the average number of days on the market for Dunlap is more than twice the national average. Most homes were built in the early 1920s and they can be anywhere from 900 to 3,200 square feet in size.

C rated schools

Students are zoned to Philadelphia city schools and can attend the Alain Locke School which received a C-minus rating from Niche and serves about 330 students in grades K-8 with a student-teacher ratio of 9-to-1. West Philadelphia High School is another option next to the hospital, which also administers various educational community programs that help kids learn to read and more. The high school also received a C-minus rating from Niche and serves about 480 students with a student-teacher ratio of 19-to-1. The neighborhood’s most prominent landmark is the Thomas Dunlap School, a three-story stone Colonial Revival building constructed in 1906. Another major landmark in the area is the Children’s Hospital of Philadelphia Karabots Care Center. The nearby University of Pennsylvania is a private, Ivy League research university with a history that dates back to 1740, making it the country’s first university.

Market Street retail

Market Street acts as a commercial hub with multi-ethnic restaurants and neighborhood watering holes in storefronts shadowed by the elevated subway tracks on Market Street. Greedy’s is the place to be for soul food classics like fried fish with collard greens and mac and cheese. Spots like Sammy’s Sports Bar foster a close-knit neighborhood feel as neighbors gather after work throughout the week. At Cousin Danny’s Lounge, residents can routinely hear new bands playing on the bar’s small, intimate stage. Parks and recreation centers

The nearby Nichols Park has updated playground equipment and a gazebo commonly used for parties and concerts. West Mill Creek Playground is also nearby along with the Tiffany Fletcher Recreation Center and Vidas Athletic Complex. Lee Park is a larger option that houses both the recreation center, the athletic complex and the sports fields that accompany them.
