Besides the diagonal stretch of East Passyunk Avenue slicing through its western half, Philadelphia’s East Passyunk neighborhood is entirely gridded in layout. Made up almost entirely of rowhouses akin to sentinels standing guard on the sides of the neighborhood streets, it and the adjacent Passyunk Square serve as midpoints between Center City and south Philadelphia, where a sports complex is the site of three stadiums and four professional teams spanning the “Big Four” North American sports.
In contrast to fans wearing Eagle green, Phillie red, Flyer orange or 76er red, white and blue, swaths of gray concrete undulate under overpasses south of East Passyunk as well. That’s the nearby FDR Skatepark, where extreme sports enthusiasts circle around concrete bowls or hit graffitied ramps. It’s another example of how locals are proud that the city has something for everyone. “You have your neighborhoods out here in Philly that kind of have their own kind of ecosystem or different kind of vibe to it,” says an employee of West Philadelphia’s Bindlestiff Books, “which I think is really great.”
East Passyunk is just one component of a vibrant local atmosphere that spans the entirety of Philadelphia. “You have an incredible arts scene and an incredible sports scene,” a local says. “There’s tons of history. There’s so much to love about it.” Residents don’t have far to go to hit the interstate or get around the area, and the neighborhood is bounded to the west by Broad Street. “If you go down Broad Street, there’s a lot going on,” says Mike Faber, a Realtor with Keller Williams Empower. “They’re building a large complex at the corner of Broad and Washington. We’re seeing a lot of revitalization and a lot of building along Washington Avenue.”

Dining options on East Passyunk Avenue
Most restaurants in East Passyunk are concentrated along and around East Passyunk Avenue, with still others on Morris Street. “I live near East Passyunk, and that whole area and strip has been blooming recently,” says an employee of The Breakfast Den. “We’ve seen a lot of restaurants and shops pop up more and more over the past year. That’s our main walkable area and hub.” Options along the neighborhood’s namesake thoroughfare include southern classics at Flannel, British items at Stargazy and Spanish fare at Barcelona Wine Bar.
Residents can also find a pub environment at Stogie Joe’s Tavern. Farther away from the avenue, Rival Bros Coffee Bar, Big Charlie’s Saloon and a brunch spot in Izzy’s 33 offer a variety of other atmospheres to diners. Grocery shoppers can head to the nearby ACME Markets, located just north in Passyunk Square, or browse the South Philly Food Co-Op on the southwestern corner of the neighborhood. “It’s very walkable, just given the different shops and stuff that you can walk to there,” Faber says.

Events ranging from holidays to sports
East Passyunk is home to a number of events for Philadelphians from all over the city. “There’s always something going on,” a local says. “Always.” The East Passyunk Car Show & Street Festival is a popular draw, and the city as a whole also plays host to holiday events like a Christmas Village. The “Rocky Fest” pays tribute to Sylvester Stallone’s iconic character from the “Rocky” film, which was set in Philadelphia. To the south, the Philadelphia Sports Complex hosts three arenas for four major-league-level sports teams.
About four miles north, the supposedly haunted halls of Eastern State Penitentiary sit in a large complex on the upper edge of Philadelphia proper. Al Capone was among the inmates held there when it operated from 1829 to 1971, and in the present day the prison offers tours. “During Halloween, people go to Eastern State Penitentiary,” a local says. “They do a lot of haunted stuff there, and on Halloween people get dressed up and go there.”

Brick facades overlook narrow streets
Like much of Philadelphia, East Passyunk is mostly comprised of rowhouses lining narrow streets. Almost entirely grid-like in its layout, the rowhouses often have either flat facades or bay windows that jut out over the streets. The roads that line the neighborhood are typically one-way with parking along at least one side. “It’s tough and it’s not easy to drive your car around in some of these spots,” Elstone says. “Streets are narrow.”
East Passyunk’s rowhouses usually range in price from $350,000 to $550,000, but could span $600,000 to $800,000 depending on their size and amenities. “Families are moving into the area,” says an employee of The Breakfast Den who lives in the neighborhood. “I’m at a duplex right now. It just means it’s getting more neighborly, friendly, family-style and homey.” East Passyunk has a CAP crime score of 4, the same as the national average.

Personal and public transportation in Philadelphia
Access to both Interstate 76 and Interstate 95, depending on where residents are headed, are situated within less than 5 miles of East Passyunk. Center City itself is less than 3 miles north of the neighborhood, and Broad Street runs along the neighborhood’s west side and is a main route within the city. “You don’t need a car to live here,” a local says. “You can walk, especially if you work in the city. You absolutely don’t need a car. You can get on the SEPTA and get anywhere you need to go.”
SEPTA operates both bus and train lines in and around Philadelphia. “I feel like public transportation is so accessible here,” says an employee at The Breakfast Den. “I usually take the bus every day to work. The buses are super clean, and I feel safe on them.” Bus stops line the streets, while SEPTA has rail lines along Broad Street just west. “It’s great because it’s walkable,” Elstone says. “There are a few buses that run through that are really reliable, as far as getting around goes.”

Parks located around the neighborhood
There are no green spaces specifically within East Passyunk, but the Philadelphia area as a whole is dotted with small parks. Two larger recreational areas sit in Passyunk Square to the north. Columbus Square Park offers nearly five acres of open area and also features a dog park, while Capitolo Playground has a community garden. Both parks each have multiple sports fields, including baseball diamonds. To the south, down Broad Street, Marconi Plaza sprawls across almost 20 acres, dates back more than 100 years and encompasses tree-lined paths and two baseball fields.
Close to the stadium complex, FDR Park has a golf course and fishing outlets, but is most famous for its skate park. “It’s one of the most legendary skate parks not just in the U.S., but on the planet.,” a local says. “It’s incredible. It was in the Tony Hawk Pro Skater games. Skateboarders thrive here. There’s something here that belongs to them and only them.” Skaters hit ramps and rails under the overpasses there.

C-rated schools in and close to East Passyunk
The Southwark School is the lone public school situated within East Passyunk. It spans kindergarten through eighth grade and scores a C with Niche, offering its enrollment a student-to-teacher ratio of 15 to 1. Its arts program includes focuses on art itself, as well as instrument- and vocal-based music, and it also offers a STEM program. Graduates can then move on to South Philadelphia High School, which also garners a C rating from Niche.
