Resilient community in Southwest Philadelphia
Near the convergence of Cobbs and Darby Creeks is Southwest Philadelphia’s Eastwick neighborhood. Originally known as The Meadows due to its rural surroundings and expansive marshland, the urban community has historically faced environmental challenges as it sits in one of the lowest-lying areas in Philadelphia. This location makes the neighborhood particularly susceptible to flooding, and the community has a history of pollution due to its proximity to the Philadelphia International Airport, Interstates 95 and 76, a closed oil refinery and two inactive landfills. As climate change may exacerbate Eastwick’s environmental issues, local groups such as the Eastwick Friends & Neighbors Coalition and multi-agency initiatives like Eastwick: From Recovery to Resilience work to improve conditions for residents who remain committed to the neighborhood.

Addressing Eastwick’s environmental challenges
Sea-level rise from the nearby Delaware River and the Tidal Schuylkill River could produce higher storm surges in Eastwick, and city officials and researchers are proposing solutions to protect the neighborhood and its residents. As of 2024, the U.S. Army Corps of Engineers is considering the construction of a levee along Cobbs Creek – but that solution will not protect the community from flooding caused by sea level rise. The other proposed solution is a managed retreat in which the government will relocate residents to higher elevations, tear down the neighborhood’s old homes and construct green spaces to absorb flooding. The Environmental Protection Agency is also working to reduce contamination in the community caused by the abandoned Clearview Landfill. Many homes in Eastwick were built on contaminated soil from the landfill, which contained toxic chemicals and pesticides. The EPA completed a landfill cap in late 2023, but contaminated groundwater remains an issue in the community.

A mix of traditional rowhomes and townhouses
Outside of its industrial centers, Eastwick’s narrow, sidewalk-lined streets are densely populated by Philadelphia-style rowhomes built throughout the 20th century. Most rowhomes feature brick exteriors, narrow fenced-in backyards and front steps that lead up to covered porches. Homebuyers will also find townhouses adorned with wrought-iron doors and bay windows. With street names like Mars, Mercury and Saturn Place, this section of townhouses in Eastwick is also known as the Planet Streets. While some properties have attached garages, others offer street parking. Prices in the neighborhood range from around $185,000 to $330,000. “If you like the city, it’s a great place to live with lower price points and taxes,” says Gregory Martire, a Realtor with Springer Realty Group who has over two decades of real estate experience. Residents of Eastwick are no strangers to flooding, as most of the neighborhood sits 11 feet below the Delaware River. FEMA’s Eastwick Flood Map estimates that with a 1% annual chance floodplain, flood depths can reach up to six feet in the neighborhood. Flood insurance is required for any homes with a mortgage in these areas, and homes closer to the creeks face up to a 20% chance of flooding each year. Eastwick has an overall CAP Index Crime score of 5 out of 10, compared to the national average of 4.
