Frankford
Rowhomes, duplexes and single-family homes
Rowhomes built between 1920 and 1940 line the busy city streets. Facades range from brick to stone to vinyl siding. Many properties feature small, covered front stoops and small fenced-in backyards. “You’ll never have to mow a lawn,” Waters says. With one-to-three-story buildings, prices can range from under $100,000 for vacant lots and fixer-uppers, while renovated rowhomes with updated kitchens and newly painted walls can range from the upper $100,000s to the mid $200,000s. The northwest section of Frankford, known as Northwood, features colonial-style twins, duplexes with detached garages and a few single-family homes with more yard space ranging from the $300,000s to the $500,000s for a multi-unit property. Like many urban cities, locals should always be aware of their surroundings, as Frankford earns a 7 out of 10 crime score, well above the national average of 4, according to the CAP Index.Getting around Frankford
SEPTA offers several bus routes throughout the neighborhood. SEPTA’s Blue Line, called the el by locals, runs on an elevated track and leads about 8 miles to Center City. “Frankford is home to one of the major transfer hubs for the el,” Waters says. “Arrott Transportation Center also has many different bus lines.” Those who prefer driving have easy access to Interstate 95 to Philadelphia International Airport and the surrounding region. The neighborhood is also home to essential establishments like Jefferson Frankford Hospital and numerous houses of worship like Northeast Baptist Church, which holds community events and information sessions like the Home Buyer Seminar to help neighbors understand grants, credit scores and the ins and outs of purchasing a home.Public schools and mentorship programs
Numerous primary and secondary schools within the Philadelphia City School District are scattered throughout Frankford. Young students may attend James J. Sullivan Elementary School and Warren G. Harding Middle School, both scoring C-minus ratings on Niche. Sullivan and Harding are also 2023-24 school partners with City Year Philadelphia. “City Year is a volunteer-based nonprofit that aims to increase retention rates through mentorship, tutoring and emphasis on social-emotional skills,” Waters says. Students may then move on to the C-minus-rated Frankford High School, known for its culinary arts program and new Aviation academy. Frankford is also home to several charter and private schools, like Frankford Friends School.Green escapes and rec centers
Public parks and playgrounds are scattered throughout Frankford. Residents can stroll along canopied paths at Overington Park or spend afternoons running around the playground. Others can visit Carmella Playground for a pickup basketball game, hit the ramps at the skate park or practice their pitch at the baseball diamonds. Spray grounds to cool off from the summer heat and sports facilities, including the Frankford Chargers football field, are found at Billy Gambrel Recreation Center, named after the longtime coach. Locals can also head west to Simpson Recreation Center for an indoor gymnasium and an outdoor community pool.Local eateries along Frankford Avenue
Frankford and Oxford Avenue are full of independent shops, ranging from hair salons and pharmacies to Chinese restaurants and pizza joints. “There aren’t that many popular restaurants around, but Leandro’s Pizza House and Teddy’s are some of the top ones that come to mind,” Waters says. Most eateries offer takeout with informal or no seating. But a few spots do, like Makumba Restaurant Bar for Latin eats and Great Awakenings Cafe coffee shop. Fred’s Water Ice is another classic known for its pretzels and flavored water ice. Mini marts are found on nearly every corner, while ShopRite is nearby for weekly groceries.Community events in the city
The Historical Society of Frankford holds eight lectures throughout the year that discuss the neighborhood’s history and operates a museum open to the public by appointment. However, most festivals and events occur outside the community. Spring’s arrival brings a range of events, like the Frankford Fish Festival. 2 miles east at the Frankford Boat Launch, residents can enjoy the Delaware River’s scenic views, learn how to fish and enjoy a range of activities, all for free. The changing seasons and winter weather are brightened by Winter at Dilworth Park. “You can easily hop on the el and head to Center City for the Christmas Market and ice-skating rink,” Waters says. There are also holiday light displays, food vendors and firepits.
