20th-century rowhouses and twin homes undergoing renovations
Kingsessing’s sidewalk-lined streets are densely populated by Philadelphia-style rowhouses and twin homes built throughout the 1920s. Most homes feature covered front porches, oriel windows and narrow backyards with room for a small patio. While some homes are over 100 years old, many have undergone renovations and have updated kitchens, modern appliances and central air. “People are retaining the existing housing stock and restoring them,” LaGreca says. Some properties offer rear-entry attached garages in place of backyards, but street parking is the norm throughout the neighborhood. Prices range from around $75,000 for a property needing repair to $450,000 for a home with recent renovations. Kingsessing has a CAP Index Crime Score of 5 out of 10, compared to the national average of 4. This overall Crime Score is driven by higher-than-average scores for violent crimes, even as the neighborhood has average scores for property crime.

Upgraded facilities at the Kingsessing Recreation Center
Cobbs Creek Park is Kingsessing’s giant backyard. The green space spans 851 acres along the winding Cobbs Creek, and outdoor exercisers can hop on the 4-mile-long Cobbs Creek Trail and access the park’s playgrounds and sports courts. Thanks to the city’s Rebuild program, the Kingsessing Recreation Center is undergoing a $25 million renovation project set to be completed in 2024. When completed, the facility will have a new playground, turf athletic field and ADA-compliant equipment. The center’s basketball courts will remain open through construction. Next door to the recreation center, the Kingsessing Library is also undergoing a $7 million renovation funded by the Rebuild program. A bit further east along the Schuylkill River is Bartram's Garden, the oldest surviving botanical garden in the country. The green space was founded in 1728 by botanist John Bartram and is now a lush oasis where residents can picnic in fragrant flower gardens, bike along the Bartram’s Mile Trail or fish on the shores of the Tidal Schuylkill River.

Annual festivals at Bartram’s Garden

SEPTA trolley connects residents to Center City
SEPTA provides local bus service, with stops along the neighborhood’s main streets. Light rail stations line Baltimore Avenue, and Route 34 of the SEPTA Trolley connects residents to Center City in about 30 minutes. Kingsessing is also about a mile north of the Angora train station, located along SEPTA’s Media/Wawa Line. Residents are less than 2 miles east of Interstate 76, which is also known as the Schuylkill Expressway and provides commutes around the city. Philadelphia International Airport is less than a 10-mile drive south.

Students may attend the Avery D. Harrington School for kindergarten through eighth grade before moving on to William L. Sayre High School, both of which earn a C-minus grade. Philadelphia Water Department repairs water and sewer mains
After a water main break flooded Kingsessing’s streets with millions of gallons of water in 2022, the Philadelphia Water Department is working to repair five water and sewer mains in the neighborhood. The local nonprofit Resilient Communities Stormwater Initiative has also formed a Green Vision Plan for Kingsessing, which aims to reduce flooding and pollution caused by stormwater in the area. The plans include the addition of rain gardens, permeable pavement and other sustainable infrastructure.
